“The Pied-à-terre”-
- Four Unit House @ Rajagiriya

In the heart of cooperate hustle and bustle of Colombo, the house showcases a rare blend of luxury and elegance. This amicable piece of construction consists of 4 identical units of 2-storeyed houses spread over 11.5 perch Plot. It is a haven of peace in the midst of chaos of industrious Rajagiriya suited to the convenient lifestyle. Each house optimizes on a compact retreat built in a most space-efficient manner, furnished with a chic touch.

In a considerably small plot of land, containing 11.5 perches in extent, four interconnected houses have been managed to be well-arranged in keeping with modern architectural trends. Each unit comprises of a dining room, a kitchen, 2 bedrooms, bathroom and an outdoor pantry in 2 storeys. The two bedrooms have a balcony each, overlooking the vertical landscape decked with lush tropical foliage. It is another specialty that, the two bedrooms are located in upstairs and provide with a private balcony. The parking place for vehicles to be parked in the outdoor park. One housing unit containing extent of 850 square feet and the total square feet expend for the project is only 3400 square feet.

This particular project is launched in order to cater to the temporary requirements of the upper- and middle-class people who arrive at Colombo area for a year or two. Under the concept of “Self-Sustainability”, the project expects to earn the cost of the building through the building itself. In addition to that, the minimum amount of walls have been utilized to minimize construction costs. The ground floor is completely done without centralized walls. This minimizes the estimated expenses and allows for more productive space without interruption. The circulation space allocation is minimized as much as possible by efficient space alignment. The walls comply along with the modern concept of rat trap walls to optimize on the economical prudence and also ascertain sound proof quality to cater to privacy. The most commonly used engineering brick on the market is the one that minimizes the flow of heat from the interior to the adjacent interior of the home through the air chambers.

It is designed in a manner in which maximizes the natural light and ventilation, although this is located on a small plot of land. This eliminates the need of turning the unnecessary light bulbs and fans on, during the day-time and also reduces electricity bills contributing to the cost-effective aspect of the project. On the other hand, the solar panel on the roof of the building, provides renewable energy to the main power grid. The minimal use of natural wood and instead of that, “Laminated timber flooring” and aluminum doors and windows have been widely used.

Even though, there is very limited space for the garden, the space has been put to good use and greenery has been created using tropical plants and shrubs endemic to Sri Lanka. This landscaping has been instrumental in minimizing the impact, especially from nearby neighboring residences. A special feature is the use of tropical green cover to reduce the amount of sunlight reflected from the cement floor to the building. A truly quiet environment has been established in the densely populated Rajagiriya area through the 20 feet high vertical garden decoration.

The first task should be to utilized land development as effectively as possible. The location, the scrutiny given to its architectural concept of adding a great value making the best use of the limited space, while its bold interior themes have all paved way for this trendy design.

- Renovating and reliving of Glorious 64-Year-Old Wickramarathna House at Moratuwa -

Renovating a residential project is really challenging as the initial design concept must not be harmed in any means and the startling originality must be conserved. The new face of the design is to be articulated in an innovative and inventive way. Wickramarathna house is such a residence which inherits a historical glory of several decades. Here in this project, what the client wanted was to enlighten the beauty of the spaces in a novel way.
This house is a one which belongs to the PWD housing model which came into use in the country after independence. This house has been constructed in 1958 occupying a land plot of 21 perch, in Moratuwa area. Currently, the house is used by the third generation. Therefore, several timely requirements of the residents are emerged. The current residents decided to renovate the house without going for a new house due to the material honesty of the older building, the cost considerations, the environmental issues as well as the conservation of the antient glory of the house.
The architect had to deal with the issues like, the absence of a TV lobby, and to overcome the daker, claustrophobic interiors which makes the appearance much dull and less active. As a remedy to this issue, the prevailing room allocated for the storage space is replaced with the dinning area and the previous dinning area is replaced with the newly added TV lobby. The most important intervention done is, orientating the openings of TV lobby and dining area towards the interior courtyard.
The internal courtyard along with the arid bunch of shrubs, dissolves the interior and exterior spaces allowing the house and its landscape to merge well with each other. The directly linked spaces, the living, the tv lobby and the internal courtyard enhance the living quality as well as the permeability through the house. The raised ventilating ridges are another unique feature in this housing model. A pinwheel fashion has been incorporated with the ventilating windows. This feature and several likely features echoing the early characteristics are remained constant with the purpose of maintaining prevailed undisturbed architectural qualities of the house.
Architect has clearly figured out what alterations should be done with the project. The architectural mastery is done towards merging a set of spaces together while giving it an attractive appearance. The architectural elements that have been used have yielded interesting results for the attempt to save the historic value of the house. The usage of a soldier ceiling instead of the old stripped ceiling, has added a much historic value to the design.
The aesthetic considerations in interior spaces have given prominence. But the architect could have identified and apply the necessary design strategies making the maximum use of prevailed resources and particular characteristics. Utilizing the maximum of the previous furnitecture with minimum alterations, and the use of prevailed fabric patchwork designs are some instances where the alterations are done with minimum intervention.
Cross ventilation is supported with the interior courtyard allowing the maximum circulation of air inside the house. Therefore, artificial air conditioning is not necessary to ventilate the interior spaces. Due to the absence of an external porch in these traditional houses, the lobby space has been re-designed to fit with the other spaces. The external outlook and the form directly influence the ancient value of the house. Therefore, least intervention is done to the exterior form of the house.

මොරටුව නාගරික බල ප්‍රදේශයේ පිහිටා ඇති .”වික්‍රමරත්න නිවස” 1958 වර්ශයේ දී ඉදිකර ඇත.පර්චස් 21 වපසරියක් සහිත ඉඩමක ඵල හතරක වහලයක් සහිත තනිමහල් නිවසක් ලෙස නිර්මාණය කර ඇත.පවුලේ තෙවන පරම් පරාවට අයත් සමාජිකයන් විසින් මේ වන විට නිවස භාවිතා කරනු ලබයි.

මෙය නිදහසින් පසුව අපරටේ ඇති වූ පී.ඩබ්.ඩී (PWD) නිවාස ආකෘතියට අයත් නිවසකි. ඉංග්‍රීසි යටත් විජිත සමයේ පිහිට වූ පොදු වැඩ දෙපාර්තමේන්තුවේ නිර්මාණ ආභාශය මීට හේතු වී ඇත.මෙම පී.ඩබ්.ඩී ආකෘතිය සඳහා ප්‍රංශය මුල්කර ගත් ,ආර්ට් ඩෙකෝ (Art Deco) සම්ප්‍රදාය හා පහතරට වලවු සමිප්‍රදායේ ලක්ෂණ බලපා ඇත. යටත්විජිත කාලයේ බිහිවු පරිපාලන නගර ආස්ශිතව ඉදිකල මෙම හැඩයේ නිවාස අද ද දැකිය හැකිය. බොහෝ විට රජයේ නිලධාරීන් හා ප්‍රභූන් විසින් මෙම නිවාස ඉදිකර ඇත.

කොන්ක්‍රීට් පියස්සක් සහිත කෙටි වැරන්ඩාව ,වහල සැගවූ නිවසට පිටින් පිහිටි වාහන ගරාජය ,ජනේල හා දොරකවුළුවලට ඉහළින් පිහිටි හුළං කවුළු ,ජ්‍යාමිතිය හැඩයක් ගන්නා පාදම ,ලී පටියක් මගින් රටා ගැන් වූ සිවිලිම, මල්කම් රටා මගින් හැඩ ගැන් වූ නිවසේ පිටත පෙනුම ,සාලය හා කෑම කාමරය වෙන්කරන ආර්ච් එක මෙම නිවාසවල දැකිය හැකි සුවිශේෂී ලක්ෂණ වේ.

සේවාදායකයා ගේ ඉල්ලීම පරිදි මෙහිදී පිහිටි ගොඩනැගිල්ලේ මූලික ආකෘතියට හානියක් නොවන පරිදි නිවස අළුත් වැඩියාව ,කොටසක් එකතු කිරීම හෝ වෙනස් කිරිම සිදු කර ඇත.

මේ නිවස වෙනස් කිරීමේ දී පැවති අභියෝග වූයේ කාලින අවශ්යතාවක් වන TV ලොබිය එකකට වෙන්කල ඉඩ නොමැති වීම. නිවසේ අභ්‍යන්තර ආලෝකය හා වාතාශ්‍රය ප්‍රමාණවත් නොවීම මෙමගින් නිවසේ දැඩි අඳුරු ස්වභාවයක් පැවතීම.
මෙයට විසඳුමක් ලෙස නිවසේ වැදගත් ස්ථාන යා වන පරිදි මැද මිදුලක් හඳුන්වා දුන් අතර විවෘත උස් දොර-ජනේල යොදා මැද මිදුල හරහා ආලෝකය හා වාතාශ්‍රය නිවසට ගැනීම.එමගින් නිවසේ ජීවගුණය වැඩි වී ඇත.

නවීන නිවස්වලට අවශ්‍යය අංගයක් වන TV ලොබිය හඳුන්වා දීම සඳහා සාලය හා කෑම මේසය සහිත අවකාශය වෙනුවට සාලය හා TV ලොබිය ලෙස පෙළගස්වා ඇත. කෑම කාමරය පැරණි කුස්සියට යාබදව පිහිටි ස්ටෝරු කාමරය කඩා එම ස්ථානය පිහිටු වීම.මෙමගින් කෑම මෙසයට සේවා සැපයීම වඩා පහසු වී ඇත.මීට අමතරව මෙම ස්ථාන දෙකටම මැද මිදුල හොඳින් දර්ශනය වන ලෙස නිර්මාණය කර ඇත.

මීට අමතරව මෙම සම්ප්‍රදායී නිවාසවල පිටතට විවෘත වූ වැරන්ඩාවක් නොමැති බැවින් ලොබි අවකාශය එයට සරිලන සේ පෙළගස්වා ගැනීමට සිදුවිය.
නිවසේ පිටත පෙනුම හා හැඩතල එහි පෞරාණික වටිනාකම හා සෘජු සම්බන්ඳතාවයක් ඇති බැවින් ඊට තීව්‍ර වෙනස්කමක් නොකර අලුත්වැඩියාව පමණක් සිදු කර ඇත.
