EVERYTHING ARRIVES. NOTHING CAN START.
A truck arrives on site with every steel member the drawings call for.
The crew still can’t start.
The first piece they need is buried at the bottom of the load.
Nothing was missing. The sequence was.
Steel delivery problems often start long before the truck leaves the workshop. And the later an error is caught, the more expensive it can become.
🔹 In detailing: drafting time.
🔹 In the workshop: material and labour.
🔹 After coating: remedial work and recoating.
🔹 On site: crane hire, idle crews and lost program.
A disciplined delivery path catches problems at the cheapest stage.
Here's what that means across six connected stages:
1️⃣ Engineering: Are the design requirements and connections established?
2️⃣ Detailing: Have drawings been coordinated with foundations and anchor bolts before fabrication begins?
3️⃣ Fabrication: Are material traceability, dimensional checks and weld inspections documented? At Zenith, we encourage client visits to our Isinya plant.
4️⃣ Surface treatment: Is the specified protection suitable for the environment, with detailing that accounts for the chosen treatment?
5️⃣ Logistics: Are components identified, packed and loaded in the order the er****on team needs them?
6️⃣ Er****on: Are lifting sequence, temporary stability, alignment and connection completion planned?
The trick? Plan backward from the crane.
For an illustrative four-bay warehouse, er****on may begin at the braced bay to establish stability. That bay's steel must therefore be engineered, detailed, fabricated, coated and delivered in time for the planned sequence.
The workshop might prefer to manufacture all columns, then all rafters, then all bracing. But if the site needs a particular bay to establish stability, production and delivery must account for that dependency.
That's why the Kihunguro Footbridge has already been test-fitted on our Isinya factory floor before delivery to Ruiru, along Thika Road.
Why assemble it twice? Because the workshop is a cheaper place to find fit-up problems than the site.
For procurement teams, this is why comparing tenders on price alone can be misleading. Ask about the checks, approvals and hold points that prevent problems from travelling downstream.
For owners, foundation checks, coating specifications and handover records all influence the performance of the finished asset.

What do you think causes the most avoidable delays: detailing, fabrication, logistics or site readiness?
