This commercial development is organized around three primary functions: a supermarket, a furniture showroom, and a car park. Each function occupies a distinct level, strategically separated to enhance operational efficiency and user experience.
Responding to the site’s natural topography, the building incorporates three independent main entrances, enabling each function to operate autonomously while maintaining seamless overall integration. The stepped configuration maximizes the terrain’s potential, ensuring clear circulation, functional clarity, and intuitive access for visitors.

ئەم تەلارە بازرگانییە لە دەوری سێ چالاکی سەرەکی ڕێکخراوە: سوپەرمارکێت، پێشانگای مۆبیلیات و گەراجی ئۆتۆمبێل. هەر چالاکیەک ئاستێکی جیاواز داگیر دەکات، بە شێوەیەکی
گونجاو جیاکراونەتەوە بۆ بەرزکردنەوەی کارایی کارکردن و ئەزموونی بەکارهێنەر.

Location: Sulaymaniyah, Iraq
Shari Snawbar is designed to work naturally with the site’s challenging topography. The podium forms the base of the project, with two levels dedicated to car parking and services. Along the main road, shops are placed to meet daily needs and bring life to the street. On top of the podium, residents find shared amenities such as a gym, café, and restaurants. The roof is landscaped with greenery and walking paths, creating a relaxing outdoor space. Ramps connect the site to the podium, making movement easy and comfortable.
The residential floors above are carefully planned, with ten apartments per level. Each unit is a corner apartment, allowing for plenty of daylight, fresh air, and open views. The apartments are shaped as simple rectangular forms, enhanced with unique details. At the crown of the building, distinctive duplex apartments create a striking top piece that gives the project its identity.

This Showroom and Sales Office is designed as a cohesive hub for both administrative operations and visitor engagement. The architectural form was born from a direct response to the site’s unique topography. Set at a lower elevation than the surrounding residential flats, the building utilizes a subtractive design language to maximize visibility.
By incorporating expansive curtain walls, the entire structure serves as a "living showroom," allowing the residential project to be showcased from the outside while creating an inviting, light-filled interior for prospective buyers. The layout strategically separates the private administrative zone from the public showroom, ensuring operational privacy while maintaining a seamless visual and physical connection via a central staircase.

The Media Building is envisioned as a dynamic multi-storey commercial hub. Its distinctive design emphasizes solar performance, ensuring comfortable and efficient working environments throughout both winter and summer seasons. A stepped atrium and deep terraces enrich the spatial experience, fostering natural light, ventilation, and social interaction, while also contributing to the building’s architectural identity. Seasonal sun angles further enhance this strategy: in winter, when the sun’s altitude is 35⁰, daylight penetrates deep into the atrium, creating a warm and suitable indoor climate; while in summer, at a higher altitude of 75⁰, direct sunlight is effectively blocked, reducing heat gain and ensuring cooler, more comfortable working conditions during hot days. The natural slope of the site plan allows for two main entrances and three parking access points on both sides of the building, creating efficient circulation for visitors, staff, and service vehicles.

Fastlink’s new standalone facility was conceived as a strategic extension to the main HQ, carefully positioned within the available site area to accommodate the restaurant and logistics functions as independent components. This separation addresses operational needs by isolating service-related activities from administrative spaces, reducing cross-traffic and improving efficiency. By reflecting the L-shaped geometry of the headquarters, the new building helps create an enclosed and well-defined outdoor space that strengthens overall site organization.

To respond to parking and access constraints, the building mass is elevated above ground level, preserving the existing number of car parking spaces while allowing a dedicated service entrance beneath the structure. This configuration ensures efficient logistics movement without disrupting staff or visitor circulation, while enhancing accessibility, safety, and user comfort. Integrated passive strategies, renewable energy technologies, and coordinated MEP systems further support a functional and sustainable architectural solution aligned with Fastlink’s operational requirements.
