5 Residential Blocks | Multiple BIM Models | One Fully Coordinated Precast Solution

A look back at a residential project delivered last year, where our team handled complete precast detailing within a fully integrated BIM process.

The development consists of 5 residential blocks, all based on a load-bearing precast concrete structure, including:
• Load-bearing walls
• Columns and beams
• Prestressed solid floor slabs
• Prestressed hollow core slabs
• Precast stairs and landing slabs
• Exterior balcony slabs

While the blocks appear identical, each one included subtle but critical variations. As a result, every block required a dedicated BIM model with precast shop drawings and precast er****on drawings.

The real challenge: multi-disciplinary coordination

We worked with multiple separate BIM models from different stakeholders:
• Architectural model
• Structural model
• Steel structure model
• Hollow core slab model
• Exterior timber frame wall model
• Electrical installation model
• Heating/Cooling installation model
• Ventilation installation model
• Lift (elevator) model
• Brickwork support system model

Each input had to be accurately coordinated and reflected in the final precast model and drawings used for fabrication.

Result
A fully coordinated, fabrication-ready BIM model and drawing set—covering 1,195 precast components and supporting efficient production and smooth on-site ex*****on.

Brickwork support system integrated with precast structure

On a recent project, we detailed a building with a cavity wall system with full brick (masonry) façade walls combined with interior load-bearing precast concrete walls and precast columns.

The brick support brackets were anchored directly into the cast-in HTA channels, allowing accurate load transfer, controlled tolerances, and efficient installation on site.

Our scope included full 3D BIM modelling of the precast structure, precise coordination of the cast-in channels, and preparation of all relevant precast shop drawings. Every support location was modelled and coordinated in advance to ensure proper alignment and clash-free ex*****on.

Mega Data Center

We are proud to have contributed to the detailing of a mega Data Center project that combined an extensive steel superstructure with precast concrete cores and façade elements.

The building features precast lift and staircase cores, exterior plinth walls, cladding panels, substation walls, as well as precast entrance steps, floor slabs and access ramps which were all integrated within a heavy steel structural frame. This hybrid approach demanded a high level of dimensional accuracy and coordination.

Our responsibility covered the complete precast concrete detailing scope, from interior core walls and staircases to cladding panels and exterior entrance elements. Working within a full BIM workflow using Tekla Structures, we developed detailed precast form drawings, reinforcement drawings, GA plans and elevations, and comprehensive bills of materials.

The most challenging aspect of this project was the coordination. Integrating precast components with the steel structure, hollow core slabs, MEP services, and architectural requirements required careful modeling, clash detection, embed planning, and interface management. In projects of this scale precision is not optional; it is critical.

Complex load paths start with well-detailed precast elements.

On one of our projects, we worked on tapered precast columns with a cantilevered tapered arm designed to support an upper steel structure, which in turn carried multi-storey gallery slabs. A small element in plan, but a critical load-transfer point in the building.

What made this interesting:
- The tapered geometry itself demanded extra care in reinforcement detailing.
- The steel column was fixed onto the cantilever arm using pre-installed Halfen DEMU fixing anchors with internal metric threads.
- Reinforcement had to be arranged in multiple layers, carefully following the changing column profile while still meeting structural and fabrication requirements.

328 precast elements. One coordinated BIM model. Zero guesswork.

Behind every smooth precast ex*****on is a rock-solid BIM model. For this high rise residential building, our team delivered detailed 3D precast BIM modeling services covering the full structural scope of load-bearing precast elements.

🔹 Interior & exterior precast concrete walls
• Thicknesses: 150mm | 200mm | 220mm | 250mm | 260mm
🔹 Precast columns in various sizes and configurations
🔹 Precise positioning, connections, and constructability checks
📊 Total scope: 328 precast pieces
🛠️ Tool used: Tekla Structures

Our focus was on accuracy, coordination, and buildability, enabling efficient production, fewer site issues, and smoother collaboration across teams.

This is the kind of behind-the-scenes engineering that makes complex projects run quietly… and successfully.

Precast BIM Coordination at its Best

We recently completed the detailing for a newly constructed hollow core slab manufacturing plant, where our team was responsible for the precast columns and sandwich wall panels.

One of the key challenges on this project was the BIM coordination and clash avoidance between the precast structure and a highly integrated steel framework. The precast columns had to accommodate:
▪️ Main steel beams
▪️ Wind bracing systems
▪️ EOT crane girders
▪️ Flying concrete bucket system supports
▪️ Precast roof beams

All of these elements required precise placement of anchor inserts, embed plates, and cast-in provisions within the columns – with zero tolerance for clashes and millimetre-level accuracy.

In addition, the precast sandwich wall panels were detailed with hidden Halfen HTA connections, ensuring both structural performance and a clean architectural finish.

This project was a great example of how early-stage BIM coordination, Tekla-based detailing, and close collaboration between precast and steel disciplines can significantly reduce site issues and streamline construction.

Precast detailing for iconic Water Tower conversion

Several years ago, our team at WBK Engineering Services had the opportunity to contribute to a unique adaptive-reuse project: the transformation of a 45-metre-tall circular water tower (Ø 11.2 m with solid brick façade) into modern residential apartments.

To introduce balconies around the tower, a new external structure was designed and connected to the existing building. This consisted of a curved steel frame supporting a series of custom-shaped precast concrete balcony slabs following the circular geometry of the tower.

Our scope included:
✔ Preparation of precast form drawings
✔ Detailed reinforcement drawings
✔ Full 2D CAD detailing for production and installation

In total, 25 curved precast balcony slabs were detailed by our team and successfully fabricated and installed, contributing to both the structural performance and architectural expression of the renovated tower.

Projects like this showcase how precise precast detailing plays a key role in complex renovation and conversion works, especially when new structures must seamlessly integrate with existing iconic buildings.

Building on our previous post, we’d like to zoom in on one of the more technically interesting aspects of our scope of work: the precast gallery slabs and precast balcony slabs.

To optimize self-weight while maintaining structural performance, these precast concrete slabs were designed and fabricated with EPS insulation strips embedded within the concrete. While highly effective from a weight-saving and production perspective, this approach required careful and precise reinforcement detailing. Between the EPS strips, hidden beam zones with stirrups had to be introduced to ensure proper load transfer and structural integrity. This significantly increased the complexity of the reinforcement layout and demanded close coordination between geometry, reinforcement, and production requirements.
The slabs also featured:
- Sloped top surface for controlled water runoff
- Integrated gutters details for water drainage
- Anti-skid top surface finishing
- Tight tolerances around EPS placement, reinforcement, and formwork geometry.
