No heating or hot water in a rental property.
Needs sorting. Properly. Fast.
That’s the situation.

And this is where things either run smoothly…
or turn into delays, repeat visits, and tenants chasing updates.

This came through recently:
“No heating and no hot water… communication was really helpful… Jaz has been fantastic the entire process.”

That’s what matters. Not just fixing the issue but doing it properly from start to finish.

Handled by our UK-based team, the same people who design and support the system.
Because performance matters, when it is working and when it’s not.

One of the things people like most about electric boilers is saying goodbye to the annual gas service.

No Gas Safe engineer. No flue check. No combustion inspection. That's all true — and for most households, it's a genuine relief.

But "no mandatory service" isn't quite the same as "nothing to check."

A few things are still worth a periodic look:

✔ System pressure - it drifts over time and is easy to top up when caught early
✔ Expansion vessel condition - loses pre-charge gradually, easy fix if you catch it
✔ Heating elements - scale build-up in hard water areas affects efficiency (and the UK has plenty of hard water areas)
✔ Filters - collect debris and are straightforward to clean

None of these are emergencies. All of them become avoidable problems if nobody looks for two or three years.

The honest picture: servicing is lighter than gas, not nonexistent. An authorised installer, a periodic check, and some awareness of your local water hardness. That's it.

Not complicated. Not yearly. Just not zero.

This is why system choice matters 👇

The old setup?
Bulky Churchill boiler taking over valuable space.

The new setup?
Compact wall-mounted Guival Small BPL ➡️ freeing up the area and delivering a cleaner installation overall.

A 12kW electric combi needs:

• adequate single-phase supply (min 80A)
• a compatible wet central heating system
• a qualified installer

That’s it.

No flue. No gas. No combustion. No extra space for a heatpump or hot water cylinder needed.

Get 100m² of underfloor heating from a wall-mounted electric combi when the system is specified correctly.

UFH runs at 35–45°C flow temperature. Before specifying an electric combi for a UFH-only install, confirm the boiler's modulation range covers low-temp output at part load. Pipe spacing, manifold zoning, and room-by-room heat loss all affect whether that 100m² figure is achievable in practice.
To reach this output you need suitability checks, not assumptions.

Flow rate — what it actually means:
Litres per minute isn’t the only spec to chase, your property conditions and requirements are what defines your shower experience.

At a ~40°C temperature rise, the Elektra Easy BP delivers up to 13L/min on demand, without aa external storage cylinder.

For context:
• A typical shower runs at 6–10L/min
• 13L/min gives you comfortable headroom to set the flow rate depending on your propertie's conditions

What actually affects performance:
• Incoming cold water pressure (min. 1.5 bar dynamic)
• Flow rate vs temperature balance
• Thermostatic shower mixer and its settings

The part most people miss:
A good shower isn’t just pressure. It’s stable temperature from start to finish.
A properly configured thermostatic mixer regulates and maintains that temperature, so the shower doesn’t fluctuate as demand changes.

Bottom line:
High flow means nothing without control. Consisten delivery is what makes the difference.
Specification matters more than numbers on paper.

Before you confirm any boiler installation — electric or otherwise — these five questions should already have answers.
Has a heat loss calculation been done?
Are the radiators sized correctly for lower flow temperatures?
What's the electrical supply capacity?
Is water pressure sufficient?
What's included in the warranty and aftercare?

A good installer raises these before you do. If they haven't, raise them yourself.

→ At ECBC, these checks are built into our process before any specification is confirmed.
We also have dedicated Installation and Support Teams to guide you before, during, and long after your electric boiler is installed.

Myth: “An electric boiler can’t heat a whole house.”
Reality: It can, when it’s specified correctly.

Electric boilers don’t heat “less.”
They’re sized to match the actual heat demand of the property, rather than defaulting to oversized outputs.

When the system is designed properly:
• Boiler output matches heat loss
• Radiators are correctly sized and balanced
• Flow temperatures are set appropriately

The result is the same: consistent, comfortable heating across the home.

The fundamentals don’t change.
Heat loss calculations don’t change.
Radiators or UFH sizing doesn’t change.

These are non-negotiable, regardless of whether the system is gas, oil, or electric.
When systems underperform, it’s usually down to specification, not the technology.

No heating. -5°C outside.
That’s usually when people realise how important this actually is.

At that point, it’s not really about the brand. It’s about what happens next. Does someone answer? Do they actually know the system? How quickly can it be sorted?

This was the feedback we got:
“No heating and -5°C outside. Problem diagnosed. Problem solved.”

From installation to services and repairs, everything is handled by our UK-based team who design and support the system. Full support over Whatsapp, phone and on-site.

Before confirming any boiler, we check suitability so there are no surprises later.
