Remember to get your boiler serviced before the colder months.

Booking in the summer months will ensure that you have a safe and well maintained system before you need it.

A maintained system may help a more expensive problem arising in the future.

When you are moving house you are likely to be asked if your boiler has been serviced in the last 12 months by a solicitor. This one of the most common things I’m asked to do.

Do remember to make sure you have Engineer that is on the gas safe register.

A carbon monoxide detector is essential to keep in your home. However having one out of date can give you false readings. Just last week I found several out of date, one of them by 12 years!
You should check the expiry or get your engineer to check it yearly when you have your service.

What Does a Boiler Service Involve?

An annual boiler service keeps it working safely and running efficiently. During a service an engineer will perform a few checks on your heating system but what exactly could that involve?

It’s important to ensure that the engineer is qualified to carry out the work. If you have a gas boiler then the engineer must by authorised and regulated by the Gas Safe register, while an oil boiler should be serviced by an OFTEC engineer.

Here are some of the practices your engineer may carry out during their visit:

•Visual inspection – your engineer will check that the boiler still meets current standards and requirements and look for any corrosion or leaks. They will also visually check the flame in your boiler.

•Removal of the boiler casing - they will then check the components to ensure everything is working correctly and then clean the inside of the boiler.

•Flue check - the engineer will ensure there are no obstructions in the flue terminals and that the flue is safely fitted.

•Gas pressure check - this will ensure your boiler is working at the correct pressure.

•Boiler fired up - this allows the engineer to check for any working faults.

Note: The best time of year to have a service is during the summer, when there’s less reliance on your boiler. This way, you know that your boiler is ready to heat your home come the cold winter months. You’ll also find that engineers aren’t as busy at this time of year.

A Which 2021 boiler reliability survey of 8,000 boiler owners found that 7 out of 10 boilers that are serviced annually have never needed a repair. So spending a bit of money on a boiler service could potentially spare you a huge repair cost in the future, as well as giving you piece of mind.
