Starting a completely fresh build can feel like a huge undertaking. Building a new home in Cardiff is a big step, but it gives you total control over the space you'll live in for years. We don't do average. Our approach to new builds means you get one point of contact from your very first visit to the final sign-off.

We've built around Penarth and the Vale for years, so we know what the planners here want, right from the start. We focus on structural integrity and future-proofing your property. Autumn is a good time to get plans finalised for a Spring start.

If you're imagining what your own new build could achieve, send us your drawings or a few photos. We'll tell you straight what's possible, and provide an honest estimate first, no obligation.

What's the one feature you'd absolutely insist on in your custom-built Cardiff home?

Most loft conversion advice online was written for England. If you're in Penarth or the Vale, some of it simply doesn't apply to you.

What actually applies in Wales: up to 40m³ of extra roof space on a terraced house, 50m³ on anything else. A dormer sits at least 20cm back from the eaves. Nothing goes higher than the existing ridge.

And the one that catches people out — in a conservation area a dormer isn't permitted development at all, it needs full planning. The Vale has 39 conservation areas, central Penarth among them.

Planning a loft in Penarth or the Vale? Most loft advice online is written for England. Here's what applies in Wales:

✔ In a conservation area, a dormer needs full planning permission

A driveway is only as good as what's under it.

Most sunken, cracked or spreading drives fail underneath. We build from the ground up:

✔ Dug out and compacted, so it doesn't sink
✔ Edge restraints, so it doesn't spread
✔ Block paving, resin-bound, porcelain or natural stone
✔ Built permeable, to suit the Welsh front-garden rules

In Wales a new front driveway must be permeable, or drain onto a permeable area, or it needs planning permission (GOV.WALES).

Most driveways that sink, crack or spread didn't fail at the surface. They failed underneath.

Here's the build-up nobody sees: dug down to firm ground, a properly compacted sub-base, edge restraints so it can't spread sideways, and laid permeable — which in Wales isn't optional on a new front drive. A drive that isn't permeable, and doesn't drain onto something that is, needs planning permission.

Get that right and the top can be block paving, resin-bound, porcelain or stone. Get it wrong and no surface will save it.
