Smoke control systems are one of the most critical life safety systems within a building…but they should never be treated as “set and forget”.

In our latest article, we look at:

✔️ Why commissioning is so important

✔️ Common compliance issues we see on existing systems

✔️ The role of ongoing maintenance and facilities management

✔️ Why smoke ventilation systems require long-term attention beyond handover

At G.S. Stothers, our role extends far beyond installation alone. Through design, commissioning, maintenance and ongoing support, we help ensure systems continue to operate effectively when they’re needed most.

When a building is handed over, there is often a huge focus on construction completion, commissioning deadlines and occupation dates. However, one of the most important aspects of any building’s long-term safety is what happens after handover, particularly when it comes to smoke control systems.

We’re pleased to have been awarded the contract for the design, supply and installation of the natural smoke ventilation systems across Blocks A, B and C of a major new residential development on Phibsborough Road, Dublin.

The scheme will deliver 96 new apartments as part of a significant high-density urban development, helping to support continued residential growth within the area.

Our involvement will include the delivery of compliant natural smoke ventilation systems designed to protect escape routes and support the wider fire strategy across the development. Projects of this scale require carefully coordinated life safety systems that integrate seamlessly with the building design while meeting current fire safety regulations.

It’s great to continue expanding our work across ROI and we look forward to working alongside the wider project team as the development progresses.

Every project presents unique challenges when designing a compliant smoke-control strategy, particularly within major public developments such as the Swords Cultural Quarter project.

We are currently responsible for the supply, installation and commissioning of the natural smoke ventilation system, supporting the wider life-safety strategy for this significant development.

Successful natural smoke ventilation depends on far more than compliance alone. From coordination with project stakeholders to system integration and final commissioning, every stage requires careful planning, technical expertise and attention to detail.

With over 40 years of industry experience, our team continues to deliver smoke-control solutions across Ireland and the UK that help protect occupants, support safe evacuation and integrate seamlessly into modern building design.

Projects like this demonstrate the importance of specialist involvement in delivering reliable, fully integrated life-safety systems.

Natural smoke‑ventilation systems form a crucial part of a building’s fire‑safety design. By using the natural movement of air, these systems allow smoke and heat to rise and escape, keeping escape routes clearer and giving people more time to reach safety.

At GS Stothers, we design and install natural ventilation systems that integrate seamlessly within architectural design while meeting the highest life‑safety standards.

Recent projects include:

🔹 Transport House, Belfast – heritage redevelopment with discreet AOVs

🔹 Swords Cultural Quarter, Dublin – open‑atrium natural vent strategy

🔹 Boland’s Quay, Dublin – façade‑integrated systems across mixed‑use buildings

Every project is different, but our focus never changes: safe, compliant, and reliable life‑safety systems you can depend on.

We’ve explored how natural smoke‑ventilation works and where it makes the greatest impact in our latest article 👉 https://gsstothers.com/natural-smoke-ventilation-the-power-of-airflow-in-life-safety/

Over the next few weeks, we’re taking a closer look at some of the projects our team has been delivering across Northern Ireland, the Republic of Ireland, and the UK.

We’ll be sharing an inside perspective on how our engineers, designers and site teams create life‑safety systems that protect people and enhance the buildings they serve, from natural and mechanical smoke‑control solutions to specialist applications and long‑term maintenance.

Each post will explore a different area of expertise and the projects that bring it to life, highlighting the precision, collaboration, and commitment to safety that define GS Stothers.

Whether it’s a city‑centre refurbishment or a large‑scale infrastructure scheme, our purpose remains the same: designing, installing, and maintaining systems that keep occupants safe and buildings compliant.

We’ll start next week by looking at Natural Smoke Ventilation Systems and how harnessing airflow and design innovation helps safeguard lives every day.

If you’re planning a project and need trusted expertise in smoke‑ventilation or life‑safety systems, get in touch with our team today.

We’re currently delivering the natural smoke ventilation systems at Glenmona Bypass, Belfast, supporting infrastructure that plays a key role in one of Northern Ireland’s largest residential developments.

The wider Glenmona scheme is a significant project for the area, forming part of a long-term programme that will deliver hundreds of new homes alongside supporting infrastructure, community facilities and commercial space, all contributing to the continued growth and connectivity of West Belfast.

Our work focuses on the supply and installation of natural smoke ventilation systems, ensuring safe, compliant conditions are maintained where required. Even within infrastructure environments, effective smoke control remains critical - protecting escape routes, supporting fire strategies and ensuring systems perform reliably when needed.

Projects like this highlight the versatility of smoke ventilation systems, which extend far beyond traditional residential or commercial buildings and play an important role across large-scale developments and supporting infrastructure.

It’s great to be involved in a project of this scale, contributing to the safe delivery of a development that will have a lasting impact on the area.

Mechanical vs Natural Smoke Ventilation - what’s the difference?

Both systems are designed to control smoke and protect escape routes, but they operate in different ways depending on the building design and requirements.

Natural Smoke Ventilation:

👉 Uses automatically opening vents (AOVs)

👉 Relies on natural airflow to remove smoke

👉 Typically used in residential and smaller buildings

Mechanical Smoke Ventilation:

👉 Uses powered fans and ductwork

👉 Provides controlled smoke extraction

👉 Used in larger, more complex or enclosed spaces

The right solution depends on the building layout, fire strategy and compliance requirements, and in many cases, both systems are used together.

If you’re unsure which approach is right for your project, our team is always happy to advise.

We’re pleased to be delivering the natural smoke ventilation systems at Parkview Apartments, Ballymun, supporting safe and compliant residential living.

In developments like this, protecting escape routes is critical. Natural smoke ventilation systems are designed to remove smoke from corridors and lobbies, helping to keep stair cores clear and maintain safe conditions for evacuation in the event of a fire.

Our role includes the supply, installation and commissioning of the system, ensuring it integrates fully with the building’s overall fire strategy and performs as intended when needed.

A great project to be involved in, and one that highlights the importance of well-designed life safety systems in residential buildings.
