Driven by AI, cloud computing and the Internet of Things (IoT), the market could quadruple in value by 2029, with more than ยฃ25bn of investment anticipated over the next five years.
So, whatโs driving the change?
๐ Growth beyond London and the Southeast
London remains the UKโs main data centre hub, but development is spreading to regions including the Northeast, East of England and Wales.
Space, lower land costs, renewable energy availability and government-backed AI Growth Zones are making new locations increasingly attractive. One of the biggest examples is the proposed data centre development at Northumberland Energy Park in Blyth, backed by Blackstone and anticipated to be worth ยฃ10bn.
โก Hyperscale meets edge
AI is creating enormous demand for computing power, driving investment in hyperscale facilities capable of handling massive workloads.
At the same time, demand is growing for smaller edge data centres located closer to population centres. These enable real-time processing for applications ranging from cashless payments and satnav to potentially driverless vehicles and AI-assisted surgery.
๐ฑ Energy and sustainability are becoming critical
Data centres require huge amounts of power, making energy efficiency, renewable generation and grid availability major considerations.
Operators are also exploring ways to reuse waste heat. Technologies such as thermal energy storage could allow heat generated in summer to be used during winter, while developments are incorporating increasingly ambitious sustainability measures.
๐๏ธ Construction itself is changing
Power, cooling and other M&E infrastructure can account for around 80% of data centre build costs.
Modular construction and prefabrication are therefore becoming increasingly important. Pre-fitted server racks, plant rooms and complete data centre โpodsโ can help operators build faster and expand capacity as demand grows.
With billions of pounds of investment in the pipeline and demand for digital infrastructure accelerating, the sector looks set to become an increasingly important part of the UK construction landscape.
As data centres continue to power the UK's digital economy, reducing their environmental impact has become increasingly important. One of the biggest challenges is limiting emissions from diesel backup generators, which contribute to both air pollution and climate change.
