Asbestos Management Survey – Read Street, Hyde

We recently completed an asbestos management survey at a commercial premises on Read Street, Hyde, comprising a workshop building together with two-storey office and classroom accommodation.

One of the more interesting findings related to the roof construction. The original roof had been both overclad and underclad over the years, making it difficult to establish whether any original asbestos-containing roofing materials remained in situ.

Rather than simply recording the visible finishes, we carried out a thorough inspection of all accessible areas, including the mezzanine level and ceiling void spaces. During the inspection we identified sections of corrugated asbestos cement roof sheeting protruding adjacent to rooflights and within concealed roof void areas, allowing the original roofing material to be positively identified and assessed.

This serves as a good example of why asbestos surveys require careful inspection and experience. Asbestos-containing materials can often remain hidden behind later refurbishments, overcladding systems and modern finishes, particularly within older industrial and commercial buildings.

**Homebuyer Asbestos Inspection – Marple, Stockport**

We recently carried out an Asbestos Management Survey at a property in Marple on behalf of a prospective homebuyer looking to gain a clear understanding of any asbestos-related liabilities before proceeding with the purchase.

During the initial inspection, suspect asbestos soffit boards were identified. However, due to their high-level location, it was not possible to safely obtain samples at the time of survey. As a company, we never attempt to sample suspect asbestos materials from ladders where there is a risk of overreaching or unsafe working practices. Safety must always come first.

In our initial report, we therefore adopted a precautionary approach and presumed the materials to be **asbestos insulating board (AIB)** until further investigation could be undertaken. We subsequently advised the client that if they required confirmation of the exact material type, safe access arrangements would need to be provided.

One week later, we returned to the property after suitable access equipment had been installed, allowing the soffit and fascia materials to be inspected and sampled safely.

Although the materials displayed characteristics somewhere between **asbestos cement** and **asbestos insulating board**, we wanted to provide complete certainty for the client. Specialist **water absorption testing** was therefore commissioned, which returned a result of **33% water absorption**, confirming the material to be **asbestos insulating board (AIB)**.

The additional testing provided the homebuyer with a clear understanding of the material present and allowed them to make an informed decision regarding the purchase of the property.

Going the Extra Mile for Our Client – Strines, High Peak

We recently carried out an Asbestos Refurbishment Survey at a single-storey asbestos-clad workshop located in Strines.

During the survey, asbestos was identified within the flat sheet wall and ceiling panels. However, upon reviewing the findings, we weren't entirely comfortable assigning a definitive material classification based on the initial results alone.

The material sat somewhere between what would typically be expected of an asbestos cement sheet and an asbestos insulating board (AIB). Due to the presence of crocidolite (blue asbestos) fibres, we felt it was important to obtain further evidence before issuing our final conclusions.

Rather than making assumptions, we advised the client of our concerns and arranged specialist water absorption (density) testing to provide greater certainty. The results returned 10% water absorption for the ceiling panels and 11% for the wall panels, confirming the material to be consistent with asbestos cement products rather than asbestos insulating board.

Following receipt of the additional testing, a detailed report was issued to the client, providing confidence that the correct material classification had been reached.

Asbestos Testing – Brice Street, Dukinfield

We recently attended a property on Brice Street, Dukinfield after a homeowner contacted us regarding a planned kitchen renovation.

The customer had noticed textured coatings to both the walls and ceilings and wanted some advice before works commenced. Initially, she considered purchasing a DIY asbestos testing kit, however textured coatings can often contain very low and sporadic concentrations of asbestos, meaning obtaining a truly representative sample isn't always as straightforward as it may appear.

Rather than taking the risk, she decided to call in the specialists.

Our surveyor attended site, provided advice on the proposed works and carefully obtained samples from the suspect textured coatings for analysis by a UKAS accredited laboratory. Sampling locations were sealed following inspection and the customer was able to proceed with confidence while awaiting the results.

Many people are surprised to learn that textured coatings can vary significantly across a property, with asbestos sometimes present in one area but not another. This is why professional sampling and interpretation can be invaluable when planning refurbishment projects.

🏚️ Asbestos Refurbishment & Demolition Survey – Weygates Drive, Hale, Altrincham

We recently completed an asbestos refurbishment and demolition survey at a property on Weygates Drive, Hale, prior to the building being demolished by a local contractor.

The property was largely free from asbestos throughout—until we reached the garage area 👇

The garage ceiling had been overboarded with plasterboard. However, upon careful inspection and limited opening up, we identified residual debris to timber joists and fixings. This was sampled and confirmed as amosite (brown asbestos).

💡 This is a classic example of where an original asbestos insulating board (AIB) ceiling has previously been removed, but contamination has been left behind.

⚠️ Why this matters…

Some asbestos isn’t always obvious. Residues like this can be easily missed but still pose a risk if disturbed during demolition or strip-out works.

Because this was identified early:

✔️ The material could be safely removed by a licensed contractor
✔️ The area could be properly cleaned and certified
✔️ Reoccupation certification could be issued before demolition commenced

Without this survey, the builder could have unknowingly disturbed a higher-risk asbestos material, putting workers at risk and causing major delays.

We recently completed an asbestos survey at a residential property on Turnpike, Marple, helping the homeowner understand exactly what materials were present before any future works.

We recently completed an asbestos management survey with a targeted refurbishment survey to window sills at a property on Regent Close, Bramhall, ahead of new window installation.

It proved to be a very worthwhile inspection 👇

Asbestos identified included:

✔ Asbestos insulating board (AIB) packers beneath window sills
✔ AIB used as a floor plate below the boiler
✔ Textured coatings (Artex) to ceilings on ground and first floor

💡 Why this is important…

AIB packers beneath windows are very common in 1960s–70s properties. Builders historically used whatever materials were available — and asbestos insulating board was cheap, durable and easy to work with, often used as packers to level window sills, door frames and other fittings.

These materials are often hidden and only identified when works are planned, which is why surveys like this are critical before any installation or refurbishment.

Without this survey, the window installers could have unknowingly disturbed a higher-risk material, leading to unnecessary exposure and project delays.

We recently completed an asbestos refurbishment survey for a homebuyer on a large three-storey semi-detached property in Altrincham.

The survey identified:

⚖️ Understanding the Legal Framework

While domestic properties are not directly covered in the same way as non-domestic premises under the Control of Asbestos Regulations 2012 (CAR 2012), the situation changes when contractors or multiple trades are involved.

If a homeowner instructs builders, electricians, plumbers or other trades:

👉 The work effectively becomes a construction project under CDM 2015
👉 Contractors have a legal duty to identify and manage asbestos risks
👉 An appropriate refurbishment survey is required before works start
