Asbestos Management Survey – Trafford Park, Manchester
We recently completed an asbestos management survey at an industrial unit on Richmond Road, Trafford Park ahead of the property being re-let to a new occupier.
Asbestos management surveys are commonly instructed by landlords, property owners, managing agents and commercial tenants to ensure asbestos-containing materials are identified and appropriately managed before occupation or maintenance works take place.
A common misconception is that the asbestos surveyor is responsible for managing the asbestos after the survey has been completed. In reality, the responsibility sits with the duty holder, typically the building owner, landlord, managing agent or person responsible for maintenance of the premises. The survey provides the information needed to manage the asbestos, although we can assist clients with asbestos management plans and ongoing compliance where required.
Once asbestos-containing materials have been identified, they should be recorded within an asbestos register and monitored at suitable intervals. Higher-risk or damaged materials may require more frequent inspections, whilst lower-risk materials in good condition may only require periodic review. The inspection frequency should always reflect the risk identified during the survey.
Regular re-inspections, contractor communication, asbestos awareness and maintaining accurate records all form part of an effective asbestos management strategy under the Control of Asbestos Regulations 2012.
