is very good at identifying the location of a potential water leak on a flat roof, but the survey relies on specific environmental conditions.

A leak in a roof will allow water to permeate into the layers underneath the waterproof medium. In most cases, the water will find its way into the insulation. During the day the wet insulation will absorb solar radiation and warm up. When the sun goes down the wet insulation will retain the heat of the day longer than the dry insulation and so the wet insulation shows up as a warm spot on the thermal imaging camera.

This allows us to pinpoint the location of the leak or leaks in a non-destructive and economical manner.

If you are experiencing problems with the underfloor heating, potential dead zones or areas in the building that appear to take a long time to warm up, the analysis provided during an survey can determine if the underlying pipework is blocked, leaking or incorrectly installed.

Common uses of an underfloor heating survey are:
• Mapping out the network of a heating element in the subsurface layer.
• Verifying that the installation is as designed.
• An assessment of the installation to determine the effectiveness and to diagnose problems.
• Detecting water leaks or faulty electrical elements in the system.

If you quickly and reliably need to see where the heating distribution runs inside a floor or a wall without damaging anything, then a thermal image survey is your best option.

Thermal imaging is the perfect non-destructive tool for observing systems installed within the building fabric.

This is most obvious in where pipework or electrical wire is installed in a concrete screed layer on the floor.

Under appropriate conditions and with the heating system on, the sub-surface installation becomes visible through the camera. This allows the engineer to trace the location of pipework or electrical wire without any disturbance to the floor.

Thermal imaging of the of a building is an easy and effective way to see faults and problems before they become serious enough to cause failure.

In many cases it is common practice to complete a yearly survey of all electrical components of the distribution, the records collected each year providing an ongoing snapshot of the life of the plant.

The same methodology can be applied to mechanical plants.
Images are captured of mechanical plants that give us data about where components are wearing and can give us estimates on how long components will last before they fail. This information is crucial to Facilities Managers or Building Owners who have responsibility for the plant.
