Another day, another custom home in Orillia 👷‍♂️

Our client wanted this home done right from day one—fully sealed, fully insulated, no shortcuts.

We recommended:
• Full spray foam on all exterior walls for a complete air seal
• Full soundproofing system throughout the home

For sound performance, we installed:
• 6” QuietZone insulation
• SonoPan soundproofing board
• Resilient channel
• Double layer 5/8” drywall with Green Glue

This system is designed to achieve a high STC rating—reducing sound transfer and creating a quieter, more comfortable home.

Another day, another high-performance custom home — this time in Orillia, right off Lake Simcoe.

This project was built for performance from the ground up.

We started by installing full spray foam insulation from top to bottom. That means a continuous air barrier across the entire building envelope — eliminating drafts, controlling moisture, and maximizing thermal efficiency in a climate that sees everything from deep freezes to humid summers.

But performance doesn’t stop at temperature — it extends to how the home sounds and feels.

Inside, we installed 6" quietzone fiberglass insulation throughout all interior walls and ceilings. This system is designed to absorb airborne sound and reduce noise transfer between rooms and floors — creating a quieter, more controlled living environment.

To take it further, we added resilient channel and double 5/8” drywall with Green Glue in key areas. This assembly helps decouple sound vibrations and adds mass and damping, significantly improving overall sound attenuation.

The result:

Heat loss, ice damming, and frost buildup don’t start on the roof — they start at the ceiling plane.

Most older homes rely on blown insulation alone. Over time, it settles, shifts, and allows air leakage through pot lights, seams, and top plates. That warm, moist air escapes into the attic, condenses in winter, and leads to frost accumulation, ice damming at the eaves, and long-term roof deterioration.

Our solution corrects the building science at its source.

First, we remove the existing blown insulation to expose the ceiling plane. Then we install 2 inches of closed-cell spray foam directly to the drywall ceiling.

This creates a continuous air barrier and v***r retarder, sealing penetrations and eliminating uncontrolled air movement. Once the air seal is established, we re-insulate with R60 blown insulation to achieve superior thermal resistance.

The result? Reduced heat loss, controlled moisture migration, minimized ice dam risk, and improved overall energy performance.

This isn’t just adding insulation — it’s upgrading the entire thermal envelope of your home.
