What Triggers a Phase II ESA?

Most properties have a story to tell.

Historical uses such as manufacturing, automotive operations, fuel storage, or commercial activities can leave clues that warrant further investigation. A Phase I Environmental Site Assessment helps identify those potential concerns and determine whether additional study may be beneficial. A Phase II is required when findings of the Phase I indicate that there may be potential concerns with soil, groundwater, vapour, and other media.

Understanding a property’s history early in the development process helps project teams make informed decisions and better understand site conditions.

We’re inviting children ages 0–12 to show off their colouring skills for a chance to WIN!

Five Common Boundary Issues Discovered During Development

Not every challenge on a development project is visible on paper.

During topographic surveys, we frequently identify site conditions that can significantly influence project design:
