From recent projects and current guidance, a few patterns are emerging:

๐‚๐จ๐ง๐ญ๐ซ๐š๐œ๐ญ๐ข๐ง๐ : MMC performs where clients move away from purely traditional, lowestโ€‘price, oneโ€‘off contracts and use frameworks or alliancing models that support standardization, longโ€‘term pipelines and shared risk. When contracts treat MMC as a โ€œproductโ€ with repeatable design, testing and IP, factories can invest and programs stabilize.

๐ƒ๐ข๐ ๐ข๐ญ๐š๐ฅ ๐๐ž๐ฅ๐ข๐ฏ๐ž๐ซ๐ฒ: Successful MMC jobs are โ€œdigital firstโ€: robust BIM, early model freeze, and design pulled forward so factories arenโ€™t manufacturing off incomplete or constantly changing information. That frontโ€‘loaded coordination is uncomfortable for teams used to traditional sequencing, but itโ€™s where the time, quality and safety gains come from.

๐‹๐š๐ฐ ๐š๐ง๐ ๐ซ๐ž๐ ๐ฎ๐ฅ๐š๐ญ๐ข๐จ๐ง: The regulatory environment is catching up, but not there yet. New guidance and specs for MMC and building safety are emerging, yet insurers, warranty providers and some building control routes still struggle with nonโ€‘traditional systems, adding delay and risk. Clearer standards, testing regimes and liability allocation are key if we want mainstream adoption rather than pilots.

We talk about labour shortages, material costs, and productivity gaps as if they are isolated problems.

Theyโ€™re not. They are symptoms of something deeper: how decisions are made before a project even starts.

Most project outcomes are effectively locked in during early-stage choices:
โ†’ Delivery model
โ†’ Procurement strategy
โ†’ Level of integration between design and construction
โ†’ Risk allocation between stakeholders

By the time construction begins, most of the โ€œproblemsโ€ are already embedded in the system.

Thatโ€™s why improving tools or methods alone doesnโ€™t solve the issue, a better system of decision-making does.

Until the industry shifts focus upstream toward how projects are defined, structured, and coordinatedโ€”we will keep optimizing ex*****on while ignoring design-level inefficiencies.

And thatโ€™s where most performance gaps actually live.
