ACCOMODATION
Employee takes care about accommodation.
######Oy offers apartment, in case employee has difficulties to find his own apartment in Finland. In case employee wish to use the apartment that ###### Oy has rented the terms are following.
Employee pays for
Apartment 300,00 € / month.
These costs concerns apartment in ::::::::::::::::::::::::::::::::::::::::::
If employee chooses to use the apartment, he will pay above mentioned costs also during his vacation times even if he is not using the apartment during that time. If the owner of the apartment rises rent of the apartment ###### has the right to charge that also from employee. Employee has to return all keys day after he has completed his last working day.
This contract is also as a power of attorney, that ###XX can take above mentioned amounts directly from employee’s monthly salary.
Before leaving the apartment employee must take care for cleaning the apartment properly. And employee must leave the keys of the apartment on the kitchen table when he moves out from the apartment.
Employee will take care of all cost arise from employee’s neglect concerning cleaning the apartment or breaking items in the apartment.
INSTRUCTIONS HOW TO BEHAVE IN RENTAL APARTMENT
These instructions are made because some of our employees have not followed the rules given to them concerning living in the apartment that ###XX Oy has rent. That is no acceptable behaviour.
From now on everyone living in the apartment that ###XX Oy has rented has to follow rules bellow.
Employee has to commit and sing these instructions so that he can live in apartment that ###### has rented
Cleaning the apartment
Employee MUST take care of the apartment
- NO SMOKING INSIDE THE APARTMENT!
- Cleaning the shower, toilet and kitchen
- Taking all garbage out.
- Do not lose the key, if you do, you pay for it.
- No animals or pets in the apartment.
If there is smoking inside the apartment tenants are responsible of the costs that the owner of the apartment will have to pay to clean the apartment.
Moving from the apartment
When employee is moving out he MUST clean the apartment so that it is as clean as it was when he moved there first time. When moving from apartment it is Your duty to clean the apartment:
Kitchen:
Empty the fridge and freezer and clean them
Empty all cabinets and draws
Clean the sink
Wash the floors
Wipe all cabinets’ doors
Wash the kitchenware: knifes, cups, plates etc.
Take out all garbage
Clean the oven and stove also inside
Take all pictures, calendars, photos etc. out from the wall
Living room:
Wash the floors
Empty all cabinets
Take all pictures, calendars, photos etc. out from the wall
Bedroom:
Wash the floors
Empty all cabinets
Take all pictures, calendars, photos etc. out from the wall

Wash the sheets!
Bathroom/WC/sauna
Clean the toilet
Clean the sink and bathtub
Wash the floors
Clean the mirrors
Empty and clean the bathroom cabinet
Clean and wash sauna
Balcony, Front yard, Backyard:
Take ashtrays out
- Wash all windows inside
- Do not leave any of your personal staff in the apartment or any food in the cabinets, freezer or fridge
Take all furniture, televisions, computers, bikes etc. things that don’t belong to ###X out from the apartment. Take also all newspapers and brochures out from the apartment.
Employee will take care of all cost arise from employee’s neglect concerning cleaning the apartment or breaking items in the apartment. If there is missing from the apartment some furniture, curtains, sheets, bed covers, lamps or any other items that belongs to ###XX, ###### will charge full price of the missing items from employee.
In Finland the owner of the apartment (that is not ###XX) will check the apartment after you have moved out from there and the owner is the one who decides that if the apartment is clean enough.
NOTICE! This is the way you need to behave in Finnish rental apartment. When you keep apartment clean all the time you do not have to do so much work cleaning the apartment when you are moving out.
And finally ###XX wants to remind that the apartment that###XX has rented are not your property or neither ###XX’s property so that is why you need to keep it in good condition
TRAVEL EXPENSES
###XOy pays and arranges employee’s flight to Finland through travel agency. ###X Oy will deduct total amount of flight ticket from employee’s salary. When the contract is fully completed ###XX Oy will return 50 % of the flight ticket back to employee. Employee will pay travel agency fee according the invoice. If employee terminates the contract himself or if there will be contract termination during probationary period ###XX Oy will not pay that 50 % of the flight ticket back to employee. Employee will take care of all other travel arrangements and expenses.
