Wide Span have introduced a range of "liveable sheds" but what is a LIVEABLE SHED?
What is a liveable shed or shouse?
A liveable shed in NSW is a steel-framed shed that has been converted to meet the stringent standards of a Class 1a dwelling under the Building Code of Australia (BCA). It must include features like a functioning kitchen, bathroom facilities, plumbing, electricity, insulation, ventilation, and structural integrity comparable to a traditional house, with full approval from the local council and a certified builder.
Key characteristics of a liveable shed:
Class 1a dwelling compliance:
The shed must be designed and built to the same standards as a traditional habitable dwelling for permanent residency.
Structural integrity:
It requires a stronger foundation and more substantial footings than a standard shed to meet BCA criteria.
Full-service facilities:
It must include essential services such as:
A toilet, shower or bath, and wash basin
A kitchen sink and facilities for cooking
Laundry facilities, including a wash tub and space for a washing machine
Plumbing and electricity:
Both plumbing and electrical connections must be installed and connected to appropriate services.
Insulation, ventilation, and cladding:
Proper insulation, ventilation, and interior wall cladding are required for comfort and safety.
Safety features:
The structure must comply with fire safety standards and include features like smoke alarms.
Approved by council:
The shed must be fully approved by the local council, ensuring it meets all planning and building regulations.
