RUN A RESTAURANT, WINERY, CAFÉ OR PUB?

Your team should be looking after customers — not doing laundry.**

Tea towels, glass polishing cloths, table linen and napkins might seem like small things, but someone still has to wash them, dry them, fold them, manage the stock and make sure there’s enough clean linen ready for the next service.

Why not make it **one less thing to worry about?**

At HME Linen, we can take care of your restaurant and kitchen linen with regular collection, commercial laundering and delivery.

We can help with:

✔️ Kitchen tea towels
✔️ Glass polishing cloths
✔️ Table linen
✔️ Cloth napkins
✔️ Customer-owned restaurant linen
✔️ Regular collection & delivery

Instead of paying your staff to manage laundry, let them concentrate on what they do best — **looking after your customers and running your venue.**

Dirty linen goes out.
Clean linen comes back.

Simple. Reliable. One less job to manage.

How Much Linen Does an Airbnb or Holiday Home Need?

If you manage an Airbnb, holiday home or short-stay accommodation property, having enough linen might seem like a simple calculation — until you have back-to-back bookings, an unexpected stain, a delayed checkout and your next guests arriving in a few hours.

Having the right amount of linen stock is essential for keeping changeovers running smoothly.

Too little linen can leave cleaners waiting for washing and drying to finish. Too much linen ties up money and valuable storage space.

So, how much linen does an Airbnb or holiday home actually need?

As a general starting point, HME Linen recommends considering three complete sets of linen for every bed and guest allocation**.

Here's why.

The 3-Set Rule for Airbnb Linen

For most holiday homes and short-stay accommodation, three sets of linen per bed provides a practical operating buffer.

Think of it as:

Set 1 — On the bed
The linen currently being used by your guests.

Set 2 — At the laundry
The previous guests' linen being professionally washed and prepared for return.

Set 3 — Clean and ready
A spare set available for the next changeover or an unexpected situation.

This rotation provides considerably more flexibility than trying to operate with only one or two sets.

For busy properties with frequent back-to-back bookings, high occupancy or longer laundry cycles, additional stock may be worthwhile.

---

Example: A Three-Bedroom Holiday Home

Let's take a typical South West holiday home with:

- 1 king bed
- 1 queen bed
- 2 single beds
- Maximum occupancy of 6 guests

Using the three-set approach, you would generally consider having:

King Bed
3 king sheet sets

Queen Bed
3 queen sheet sets

Single Beds
6 single sheet sets — three for each bed

You then need to apply the same thinking to pillowcases and bathroom linen.

For six guests, a practical starting point could be three rotations of:

- 6 bath towels
- Appropriate hand towels
- Bath mats for each bathroom
- Face washers, if provided
- Tea towels for the kitchen

That means a six-person property could potentially require **18 bath towels** to maintain a full three-set rotation.

It sounds like a lot until you experience a Saturday morning with one set in use, one at the laundry and new guests arriving that afternoon.

---

Don't Forget Pillowcases

Pillowcases are easy to underestimate.

If your property provides two sleeping pillows per guest, a six-person property could have 12 pillowcases in use at once.

Using a three-set rotation, that's potentially 36 pillowcases.

Then consider decorative pillows, spare pillows and additional bedding configurations.

Before purchasing linen, it's worth documenting exactly how every bed is presented rather than simply counting the number of beds.

How Many Towels Should an Airbnb Have?

The answer depends on the type of property and the guest experience you're trying to provide.

At minimum, most accommodation operators provide one bath towel per guest, but premium properties may provide additional towels.

You may also need:

- Hand towels
- Face washers
- Bath mats
- Pool towels
- Spa towels
- Beach towels

Again, think in rotations rather than individual items.

If your holiday home accommodates eight people and you provide one bath towel per guest, three complete rotations means 24 bath towels.

If there's a pool and you also provide eight pool towels, that's potentially another 24 towels across three rotations.

Towels can quickly become one of the largest components of an accommodation property's linen inventory.

What About Doona Covers and Bedding?

Doona covers should also be included in your linen planning.

If doona covers are changed between every guest stay (if not, then that's not good!), you'll need sufficient stock to maintain your normal linen rotation.

You should also consider items that aren't necessarily changed after every stay but still require periodic professional laundering, including:

- Doonas
- Blankets
- Mattress protectors
- Pillow protectors
- Bedspreads
- Throws

These items are often forgotten when calculating the true laundry requirements of a holiday property.

Why Two Sets of Linen May Not Be Enough

Two sets can work when everything goes perfectly.

But accommodation rarely works perfectly every day.

Imagine this:

Guests check out in the morning.

Your cleaner strips the beds and takes the dirty linen away.

The second set goes onto the beds.

Now you have no spare linen.

A towel is stained. A sheet is damaged. A guest requests additional bedding. The next booking is back-to-back. Or the laundry isn't returned before the following changeover.

Suddenly, a relatively small linen issue becomes an operational problem.

The third set provides a buffer.

For professionally managed accommodation, that buffer can be extremely valuable.

Peak Season Changes the Calculation

South West WA has significant fluctuations in accommodation demand.

Christmas, New Year, Easter, school holidays, long weekends, weddings and major events can create periods of very high occupancy across **Margaret River, Busselton, Dunsborough and Yallingup**.

During quieter periods, your linen rotation may feel generous.

During peak summer bookings with consecutive turnovers, the same stock level can suddenly feel very tight.

When deciding how much linen to hold, don't base the calculation on your quietest month.

Plan around the periods when your property is busiest.

Linen Hire vs Owning Your Own Linen

Once you know approximately how much linen your property requires, there's another decision to make:

Should you buy it all yourself or use a linen hire service?

Both approaches can work.

Owning Your Linen

Buying your own linen gives you control over the exact brand, quality, colour and style used throughout the property.

This can be particularly attractive for premium holiday homes and boutique accommodation where linen forms part of the property's overall presentation.

However, you also need to purchase enough stock to maintain your rotation and replace items as they become stained, damaged or worn.

You'll then need to arrange for that linen to be washed, dried, folded and stored.

Linen Hire

With a commercial linen hire service, you don't need to purchase and maintain the same level of linen inventory yourself.

Your linen provider supplies and professionally launders the stock as part of the service.

For Airbnb hosts and property managers, this can reduce the amount of money tied up in linen and significantly simplify laundry management.

Already Own Your Linen? You Don't Have to Wash It Yourself

There's also a third option.

If you've already invested in your own linen, you can retain ownership but outsource the laundry.

HME Linen provides a customer-owned linen laundry service for accommodation businesses throughout the South West.

We can professionally wash, dry, finish and fold your own accommodation linen and return it ready for your next guests.

This can be particularly useful for owners who want to retain a particular linen style without operating their own laundry.

Managing Linen Across Multiple Holiday Homes

The calculation becomes even more important for property managers operating multiple short-stay properties.

Ten properties can quickly mean hundreds of sheets, pillowcases, towels and bath mats moving between:

Property → Cleaner → Laundry → Storage → Property.

At that scale, linen management becomes a logistics operation in its own right.

Standardising bed sizes and linen wherever practical can make inventory considerably easier to manage.

A professional linen hire and laundry service can also reduce the amount of linen property managers need to purchase, process, store and distribute themselves.

Our Recommendation

There's no perfect number that applies to every Airbnb or holiday home.

Property size, occupancy, booking frequency, laundry turnaround, storage and the level of service you provide all affect the amount of linen you need.

However, three complete sets per bed and guest allocation is a sensible starting point for many professionally operated holiday homes:

One in use. One being laundered. One clean and ready.

Then build additional contingency stock around your busiest periods and any specialist items your property requires.

The goal isn't simply to own lots of linen.

It's to make sure **clean linen is always available when the next guest arrives.**
