Steps in Conducting a Site Investigation for Land Use Changes

Transforming land use requires careful examination of the site's history and current condition. Here's a breakdown of the typical steps involved in a preliminary site investigation:

1. Historical Review: Examine past land use to identify potential sources of contamination.

2. Site Inspection: Conduct a thorough on-site inspection to identify contamination sources which may exist now or in the future that may result in an exposure pathway to future receptors;

3. Utilise the obtained data to develop a sampling analysis and quality plan (SAQP) that investigates these potential exposure pathways in context of the intended land use

4. Conduct intrusive investigation works, including the logging and sampling of contaminants of concern within a given substrate to identify and quantify contaminants.

5. Risk Assessment: Evaluate the potential health and environmental impacts of any contaminants found against the applicable assessment criterion;

6. Reporting and Recommendations: Prepare detailed reports and, if necessary, develop a remediation action plan (RAP) and validation to address contamination.

Why Site Investigations Are Crucial for Land Use Changes

When commercial or industrial land is being transformed into apartments or rural areas are subdivided for residential use, it's essential to conduct thorough site investigations. These investigations ensure the land is safe and suitable for its new purpose.

Key Reasons for Site Investigations:

1. Identify Contaminants: Detect harmful substances left from previous land uses.

2. Assess Risks: Determine potential health and environmental risks.

3. Regulatory Compliance: Ensure adherence to NSW EPA and local planning regulations.

4. Remediation and Validation: Develop strategies to clean up and manage any identified contamination and provide validation post remediation to ensure the Site is suitable for occupancy under the given land use.

At Hunter Geotechnical Services, we specialise in conducting comprehensive site investigations to facilitate safe and sustainable land use changes.
