MJ Engineering Projects recently completed the final inspection for combustible cladding replacement works delivered under Project Remediate on a 19 level mixed use building in the Sydney CBD, allowing the project to achieve Practical Completion.

MJ Engineering Projects acted as Superintendent for the project, overseeing contractor coordination, access planning, progress inspections and final inspection review under the Project Remediate framework, including consultation with Building Commission NSW.

The works involved the replacement of combustible cladding with a new non-combustible façade system, supported by a 20 year warranty to provide the Owners Corporation with long term confidence in the durability and performance of the completed installation.

The project required detailed swinging stage planning to minimise access costs while maintaining safe and effective façade access. Given the high traffic CBD location, coordination with the local council was also required for the installation of a hoarding to protect pedestrians and maintain safe pedestrian movement along the pathways below.

This project highlights the importance of specialist superintendency, stakeholder coordination, contractor oversight and public safety management when delivering complex cladding rectification works in live, high density urban environments.

Disputes over water ingress remain one of the most common and contentious issues in strata buildings. What appears as a stained ceiling or moisture around a window can trace back to a defect metres away, with water travelling through slabs, cavities and junctions before becoming visible. In many cases, the resulting confusion leads to misallocated repair costs, repeat failures and prolonged disputes between owners corporations and lot owners over who is responsible.

Our latest blog explores how responsibility is determined for balcony, window and common property water ingress repairs, when responsibility shifts to the lot owner and why early diagnosis is essential to a durable outcome.

MJ Engineering Projects is pleased to announce the successful completion of a rooftop waterproofing project comprising over 800 m² within the central CBD on Goulburn Street, Sydney.

The project involved the delivery of a robust, long-term waterproofing solution designed to enhance rooftop performance, mitigate future water ingress risks, improve thermal performance to the habitable areas below, and extend the overall service life of the rooftop structure.

The works were successfully completed within a period of less than three months and is supported by a 20 year warranty, providing the Owners Corporation with long-term confidence in the durability and performance of the installed system.

This project highlights the importance of engaging specialist remedial consultants to manage the planning, specification, contractor coordination, and superintendency of complex waterproofing projects, particularly within live occupied building environments.

Waterproofing defects continue to be one of the leading causes of defect claims in apartment buildings. What may begin as minor water ingress can progressively impact façades, external areas, and internal spaces, often resulting in widespread damage and costly rectification works. In many cases, the problem is not due to a single failure, but a combination of poor design detailing, construction workmanship issues, and delayed intervention.

Our latest blog explores why these defects continue to occur, how they escalate over time, and why a thorough investigation is essential to achieving a durable and cost effective outcome.

Water ingress remains one of the most common issues across residential and strata properties, often resulting from defects at windows, façades, roofs, balconies and planter boxes.

In this case, substantial staining and elevated moisture readings confirmed active water pe*******on within a bedroom external wall. While it may initially appear minor, water ingress is rarely just cosmetic. It typically indicates underlying defects and, if left unresolved, can deteriorate further, spread to adjoining areas and lead to mould growth, posing a risk to occupant health, particularly for those with respiratory conditions.

Early detection is essential. A timely professional assessment can identify the source, determine the extent of damage and prevent escalation into more extensive remedial works.

We are pleased to share progress from one of our ongoing remedial projects involving the waterproofing of planter boxes and private courtyards.

This site experienced persistent water ingress into the basement carpark and adjoining apartments due to membrane discontinuity, inadequate falls, and poorly designed outlets, which resulted in dampness, mould growth, and deterioration of internal finishes that affected occupant comfort and health.

Once the remediation works are completed, the Owners Corporation will benefit from a fully watertight system, restoring a safe, mould-free environment and delivering a significant uplift in the property’s asset value, durability, and overall presentation.
