One of the most common (and costly) mistakes I see in building maintenance is this:

👉 Patch it.
👉 Watch it fail.
👉 Patch it again.
👉 Repeat.

Concrete spalling isn’t just a cosmetic issue. It’s usually a symptom of deeper problems — corrosion of reinforcement, water ingress, carbonation, or poor original detailing.

A proper investigation, detailing of repair specification and remedial works may cost more upfront, but it costs far less than the cycle of reactive patchwork.

We are often asked by our Clients to assess whether asbestos may be present in vinyl flooring, roofs, ceilings or other areas during remedial works.

Our recommendation is always the same: test the materials on site for any construction prior to 2003.

We often give our Clients the following scenario:

Bathroom Renovation: Doing It Right vs Cutting Corners

Scenario A – Licensed & Safe
✔ Suspected asbestos tested and confirmed
✔ Licensed assessor + Class B removalist
Testing: $300–$800
Asbestos Removal: $3,000–$5,000
Total (incl. renovation): $20,000–$30,000
Compliant. Safe. No surprises.

Scenario B – Unlicensed & Unsafe
✖ Asbestos ignored and disturbed
✖ Contamination spreads inside and outside
✖ SafeWork NSW intervention
Remediation of asbestos contamination: $30,000–$50,000
Total (incl. renovation): $65,000–$80,000 + possible fines
Lives put at risk.

Bottom line:
- With asbestos used in 300+ building materials before year 2000, shortcuts don’t save money — they multiply risk and cost.
- Licensed assessment and removal isn’t optional. It’s essential.
