Who should conduct a dilapidation report?

In many places around Australia, dilapidation reports are a requirement. These reports have specific, set standards and guidelines. Requirement or not, reports should always be carried out by a third party to remove any conflict of interest.

Infrastructure, construction or development projects should obtain two separate reports for ALL surrounding properties. These reports document both the current state of the property and final state on project completion.

Commonly, companies will only complete a report at the start of a project and complete a second report if there is a grievance.

If your property has seen damage due to a project be sure to bring it up with the local developer. If required, have your own dilapidation report completed as soon as possible for your own record.

There are a variety of reasons why you would need a dilapidation report and generally, a report would be commissioned by the local developer.

Each dilapidation report will document the current condition of a property at that specific point in time. Reports record any existing damage on a property and also document aspects at the location with the potential to be affected by the upcoming construction project.
