You’ve found the perfect unit. Great parking, street presence, room for a proper strength floor. The rent sounds fair. 👀
Then you read the lease.
A lease isn’t just a price. It’s a set of rules about what you can do in the space, what you owe when you leave, and how much leverage you’ll have at renewal.
Before you get attached to any site, ask:
🏋️ Does the lease actually say “gym”? Classes, loud music, early starts. Get it in writing, not a verbal “that’ll be fine.”
🧱 What happens to your fitout when you leave? Pulling out flooring and a rig wall costs real money.
💸 What’s on top of the rent? Rates, water, insurance. The cheap rent isn’t always the cheap lease.
🔁 What happens at the end of the term? Ask about renewal options before you sign, not after.
And spend the money on a commercial lease lawyer first. It’s small next to a mistake you’re locked into for years.
