Buying real estate, is a big investment. A product of hard work and years of saving for most. It is critical to ensure, that one is not defrauded, in the process. The following are the most important steps to take through a Land Surveyor, before parting ways with your hard-earned money:
1. Verify the existence of the land parcel through a Land Surveyor. A lot of people negate this crucial step. The Land Surveyor will determine if the boundary to your desired property exists, and if it has been registered with and recorded at the Surveyor General. A Land Surveyor will also note if there has been any changes to the boundary over the years either through subdivisions or consolidations or illegal changes to the extent of your desired property. This process, also helps you with establishing a trail of transfers under your property, if there are any.
2. Verify the true size of your property and restrictions on it. Engage a Land Surveyor to establish the true size of the property to ensure that it is consistent with the size, as advertised. This will ensure that you are paying for the true value of the property. In addition, a Land Surveyor will note restrictions on your desired property such as utility servitudes, which might affect future developments on the property and its value.
