All finished. Ceiling fans and receptacle for hanging lights installed in ceiling. Some touch up and second coat of paint once landscaping is done to control the mud.

Original call was for a post that twisted and had sunk. After removing concrete that was barely 8” thick it exposed posts that were only 16” in the ground with a treated 2x10 under it. All posts are now set on top of 12” piers minimum 3’ in the ground. No more chance of rot or settling.

Next issue found was the siding and ledger were not properly flashed. With no Z flashing water was getting behind the trim and ledger. Luckily the ledger flashing was catching the water. Unfortunately they used galvanized flashing which is no good against treated lumber so it causes it to break down and rust prematurely. Not much longer and it would have gotten to the sheathing. Ledger is now flashed with vinyl flashing. Joists taped and vinyl angle flashing installed before decking. Once decking is installed Miratec trim is installed with z flashing and then siding. Trim and walls painted to match.

Hard to tell from the first few pics but someone had backfilled on TOP of the stairs and installed brick pavers. The stairs were rotting and caving in. Once the stairs and deck were removed the bank had to be shored up. A retaining wall was formed and poured. French drain installed and backfilled. Brick pavers were then filled back in to the wall.

This customer originally asked for a quote to repair a single post that was twisted and had sunk over time. They needed the quote to pass inspection for the purchase of the home. I gave the quote with the stipulation that it was for the sale only and that I would not do the work due to all the other issues I found while on site. The customer agreed but soon called me not long after the purchase to give a quote to fix all the issues when he almost fell through a rotten deck board. Stay tuned for posts showing the issues I found while doing repairs and also for the upgrades completed.
