Most people see cracks in concrete and assume the worst but the fact is that not all cracks are the same. Anyone who has worked a lot with concrete will tell you two things about concrete, that it gets hard and that it cracks. Not all cracks indicate distress or failure. Some cracks, may be the result of thermal expansion, or shrinkage, or of rigidity issues in the initial design.

In this case a previous engineer recommended crack gauges to be installed on the underside of a post tension deck. Based on the geometry of the building, construction type, and loading conditions, it is likely that this crack was caused by thermal expansion/contraction and unlikely that the crack gauge will show much movement. The pencil marks are another rudimentary way to make sure that the crack isn't moving laterally. At a minimum the crack gauge is a good way to rule some conditions out, even if they may not always be necessary with a proper understanding of the building.

We see issues stemming from the original construction of a building on almost a daily basis. Pictured is a crack control joint centered on a column of a precast building. If you look closely, you can see a hairline crack 6" or so to the left of the joint, but why? The crack control joint was placed to prevent the cracking but is not working. Unfortunately, the CCJ not placed over the beam supporting the precast concrete planks. As a result, the topping is also cracking at the joints of the precast panels and allowing for water intrusion at the bearing which will lead to long term deterioration and costly repairs. Right concept, wrong ex*****on.

It's hard to tell from this angle, but there is a conflict with the roof drain and the diagonal member of the truss. The obvious solution is to do what the plumber did and hack out over 50% of the diagonal member near midspan of the truss.

While that was obviously sarcasm, this condition does illustrate how conflicts often happen in the field. With a little coordination, conflicts like this can be avoided, and the likelihood of long term deficiencies can be reduced.

When performing on-site inspections, we make it a habit to review the roof rigging including safety lines before ever getting on a swing stage. On this project, the rigging was in the process of being erected. While we did not observe anything "wrong" with the rigging itself, we did have a concern structurally. Assuming the counterweight plates are 50 pounds each, there is approximately 4500 pounds of load in a very concentrated area. Luckily, the area of concentration happened to be over a column in this instance. Past luck does not indicate future success however. Had the column not been in this location and all of the load been midspan between columns, this could have been a very different post.

The Problem: Spalling concrete slab inside a stairwell

The "Repair": Apparently using carpet adhesive is a good repair for concrete

The Result: The repair area failed within one week, money was spent, and further repairs are still required.

The Takeaway: CARPET ADHESIVE IS NOT INTENDED TO REPAIR CONCRETE DEFICIENCIES.

We wish that this was a joke, but it is not. In lieu of making the proper repairs, the association instructed the carpet installer to repair the spalled area so that they could proceed without delay. Now they are left wondering why they spent money on a repair that simply was not correct and did not even last a week. Unfortunately, situations like this are all too common and many deficiencies go without proper repairs.

Sometimes pictures can be deceiving. A picture from the ground of this Post Tension grout pocket was sent by the client and at a glance, it appeared that the grease cap was still in place and that there was no structural damage. When a 360 degree camera and a long selfie stick was used to access the third floor slab from the roof, the up close pictures told a different story. In the picture it can be seen that the post tension tendon is protruding through the grease cap indicating a potential failure of the tendon. Further investigation is underway to determine the extent of the damage and the necessary repairs.

This was intended to be a full depth repair. During the pour, the contractor was a bit short on concrete, took lunch, and proceeded with the pour after lunch creating a very noticeable cold joint. Prior to our inspection, we were told by the contractor that there was a small problem with a pour and that it was "cosmetic" and that everything was fine. During our inspection, we saw otherwise and informed the contractor that this area needed to be chipped out and repoured to meet the project specifications. This illustrates the importance of having qualified personnel performing construction oversight.

Cracks through the grout pockets, deteriorated anchors and wedges, and "slipping" tails all indicated that repairs were necessary on the post tension system of this building. The orange marking paint was used to identify deficiencies from the ground which was later used to document the repairs and provide direction to the contractor. Our simple yet effective way to make sure that everyone is on the same page.

Repurposing a space can be tricky. This store bought two adjacent units and wanted to connect them to make a bigger area. The problem was that there were two load bearing walls and an expansion joint between. To accommodate, two adjacent steel frames were installed to carry the weight of the wall and tie beam above. An analysis was also performed to make sure the existing shear wall was still adequate to carry the lateral loads with the openings removed.

This is not deteriorated rebar and should not be treated as a simple spall repair. This is a deteriorated post tension anchor, and that anchor is holding a 1/2" tendon that is under 27,000 lbs of force and can cause significant damage to property or repair technicians if repaired improperly. Post tension repairs are inherently dangerous and should only be performed by qualified personnel and overseen by experienced, licensed, design professionals. A search through the Post-Tensioning Institute's database of qualified personnel is a great starting point for a project like this.
