Most Commercial Applications
JSTS offers the best lead-times in the industry, pricing that is unmatched, exceptional quality, and one stop shop for engineering services. Even if there is something that JSTS does not provide, we will both find you someone who does and take care of the interactions for you to make your experience as easy and smooth as possible. Pricing and lead-times vary with the complexity and scope of the project. However, to give an approximation a typical project with under 40 elevations of either STANDARD systems of storefront or curtain wall (dependent on complexity) will typically range from $800 - $3500 for engineering drawings ONLY and $1000 - $7000 when PE stamp, engineering calculations, or other professional services are required. Typical lead-times will range from under 1 week to 4 weeks. (Most projects regardless of size can be completed in less than 1 week if no specialized engineering or PE stamps are required). Please keep in mind that these are approximations and each project varies in both cost and time to complete. On our page under photo's you can find work examples, pricing approximations, contact information, and any other information you would like. JSTS can adjust or customize the level of detail to include or exclude any information that the contractor would like. Typically a drawing set includes the following -

Cover Page - Includes client contact info, project name, project scope, architect contact, project owner contact, project number, page info, system, and title-block information (that stays the same through all pages so you can reference cover page on title-block for quick reference)
General Notes Pages - Includes system schedule, glazing schedule, elevations schedule, door schedule, window schedule, general notes, conditions, legend key, abbreviation definitions, and most importantly a page index with detailed information of what is on each page of the set of engineering drawings. Key Plan Pages - Include a bird's eye view of the over all architectural floor plans, typically almost identical to the architectural floor plan pages. Elevations are called out here as well as doors and overall installation location references. Exterior Elevation Pages - Typically only included on more complex plans. Exterior elevation pages typically include elevations shown as they are on the CC or architectural plan set to include the walls and any other relevant surrounding conditions. These pages are typically used as references to clearly show locations, surrounding conditions, level (from ground to EXX). Though not necessary for most architectural submission requirements, JSTS includes these for contractors that use the engineering drawings for installation, reference for drawings that require calcs or stamps, and reference for the glaziers, installers, and field guys to ensure storefront or curtain wall is being installed in the proper locations. Elevation Pages - Typically include elevation view of each window elevation included in scope, labels of elevation number and page, installation instructions (such as reinforcement locations, references to surrounding conditions, etc.), detailed dimensions that match manufacturer requirements to ensure warranty is validated and elevations are fabricated to EXACT sizes. Dimensional and reference requirements included as well as notes to the Architect, GC, and installers to ensure everything is exactly as it is required. Also, this is where detail cuts that show exacting specs for each system are called out. Detail Cut Pages - Include detail cuts of every possible location referenced on the elevation pages. Detail cuts show exact system, all surrounding conditions, exact dimensions as required by manufacturer or architect, set-back dimensions, as well as any installation requirements. The detail cut pages also include a detailed list of system part or extrusion numbers, included hardware, reference to exact system placement, and any other information required by either the installing contractor, manufacturer, or system oversight (GC, Architect, etc.). OPTIONAL - JSTS can also provide door or entryway hardware lists to include specific listing of the required hardware for each entry way as required by the manufacturer or given by the installing contractor. We are also very familiar with typical hardware requirements for most manufacturers, but find that most contractors typically have their own way of listing this information. JSTS can also include any other pages or information that clients typically use so long as client can provide necessary information, or specifications about requirements, such as wind load requirements, LEED information, Code information, Manufacturer Specs, etc. In conclusion, JSTS Enterprise is currently accepting new clients. We prefer to find clients that are looking to build long-term, synergetic relationships. We place VALUE on our relationships and we enjoy building rapport and trust with people we work with. We are looking to expand and grow this branch of JSTS Enterprise with the sky being the limit. We are also happy to do one-off projects as well, if you are in a pinch for time or have overflow in your engineering department, we are happy to accommodate just as much. We believe that value in a relationship comes from communication, transparency, quality, and the desire to go above and beyond for those we work with. After rough starts as a young company JSTS has evolved from a mere start-up with chaos always knocking, to a well managed firm that provides exceptional quality and service. We genuinely enjoy being able to provide clients with services that ensure smooth project throughput, reliability, timeliness, and most of all quality. Jacob personally checks over every project that leaves for submission and aside from project changes or a lack of information, mistakes are not something that are tolerated regardless of project size or complexity. With an exceptional ability to maintain high quality through the most tedious of projects, satisfaction is guaranteed or we will do the project at no cost.
