In this office space, the most private room is made of frameless glass.

Open plans promised connection and never promised privacy or acoustic control. So focus rooms kept their solid walls, blocking the daylight and sightlines the open plan was designed around.

Privacy was never supposed to cost a room its daylight.

If the Flatirons are your view, why stop looking at them when you sit down to dinner?

In Boulder the view is the reason to build, and most dining rooms still put a wall between the table and the mountains. This one on 4th Street doesn't. The dining room sits on the deck side of the house, and the glass between them slides away.

That wall is a cero minimal framed sliding glass system. Open, dinner moves onto the deck with the Flatirons as the backdrop. Closed, the slim frames keep the view wide and the room sealed for a Boulder winter.

For homeowners building around a view, dinner should come with it.

How do you make a floating home feel bigger without building another square foot?

For architects designing on Lake Union, a floating home can only be as big as the concrete float it sits on. This one is 24 by 44 feet, with the short side facing the water. Vandeventer + Carlander Architects inverted the plan, putting the living level upstairs, and opened its west end to a terrace shared by the living and dining areas.

Two wood framed folding glass systems make that terrace part of both rooms. With the doors open, the living room, dining area and terrace read as one space, with Gas Works Park and the lake beyond. The extra room was already on the float. The folding glass wall is what lets the home use it.

The homeowner wanted a home big enough for parties with family and friends, and the open plan with the folding glass wall delivered it.

Most living rooms open to the outdoors on one side, if at all. At The Palm in Napa, California, homeowners get both sides.

A winter view is still a view worth opening the house to.

Snow on the ridge, a clear cold morning, the first light on the lake. Most homes keep that behind fixed glass from November to April. The homes in this carousel open to it, on the days that call for it, and seal tight the rest.

Each one carries a thermally broken aluminum framed folding glass system, built for cold climates and independently tested for air and water infiltration and thermal performance. Open, the room runs straight out to the snow. Closed, the thermal break and insulated glass keep the heat in and the view exactly where it was.

For homeowners in mountain and cold-weather country, the wall that opens in July should be the same one that holds in January.

The most exposed wall on this pool house is the 18-foot one that opens. It's HVHZ-rated.

On Long Island Sound, the water-facing wall takes the wind, the driven rain, and whatever the storm carries with it. Point One Architects put the biggest opening in the Clinton pool house on that side anyway, and specified it to hold.

That wall is a six-panel SL73 folding glass system, the industry's first hurricane-rated folding glass wall, Florida Product Approved for High Velocity Hurricane Zones. Reinforced structural posts run at every panel, and the dual stainless steel carriages sit above the water run-off level, so the door seals in both inswing and outswing configurations.

Open, 18 feet of the pool house reads as part of the terrace. Closed, it performs like a solid wall, year-round.

For architects working on shoreline projects, this is what it looks like when the opening is specified to the same standard as the structure.
