The design calls for reinforced concrete block walls on concrete stem walls, engineered wood roof trusses under a standing seam metal roof, impact-resistant windows and doors, and horizontal lap siding. Design underway on Narrow Lane in Punta Gorda: a new ranch-style home, redrawn by our office as a complete Florida permit set.

We started from the ranch plan our client brought us and built in the changes they asked for: concrete block walls, 10-foot ceilings with 8-foot doors, a shingle roof and 10-foot-wide porches front and rear. The structure is engineered new for the site, with a continuous load path from the roof down to the foundation.

Built without a permit, and the house could not get its certificate of occupancy until the pool cage was permitted.

On this Sanibel job, an independent engineer's site visit found the enclosure, as built, needed reinforcing to carry the island's 170 mph design wind. The fix was two targeted items, not a new cage: a new beam under the long rails on three walls, and a member added at each roof hip.

When the owner asked whether that was a requirement or a recommendation, the answer was simple: an engineer cannot seal a document that is not code compliant. It is a specification.

After-the-fact permit drawings, delivered. In south Fort Myers, a garage had been enclosed into storage and laundry rooms without a permit. We measured the work, drew it, engineered the details and delivered the signed and sealed permit set Lee County asked for.

A three-story elevated coastal home, re-engineered in reinforced concrete block to sit on the driven-pile foundation already in the ground: masonry bearing walls, tie beams and columns, elevated floor framing, a metal roof and two levels of balconies, with the wind loads run for the Bonita Springs coast.
