The "M" in NNN — your share of keeping the common areas running.
Typical CAM charges:
Parking lot maintenance and striping
Landscaping and snow removal
Exterior lighting and signage
Shared trash, security, management
What to watch:
Ask for an annual CAM cap — usually 3–5% increases.
Without one, a new roof or a parking lot resurface can hit your P&L mid-lease with no warning. One bad year on the building's expenses becomes your problem.
Also worth pushing on: exclude capital improvements from CAM.
Routine maintenance is fair. A new HVAC system for the whole building isn't.
CAM looks like a small line item until it isn't. A capped CAM keeps the budget predictable. An uncapped one writes a blank check to the landlord.
