Before you get too attached to a property—or start shopping it around to lenders—take a moment to qualify both yourself and the deal. 🛑

Too many borrowers waste time (and money) chasing financing for deals that were never bankable in the first place.

Here’s a simple checklist to help you avoid that:

✅ Know Your Own Strength as a Sponsor
Lenders want to know who they’re betting on. Be ready to show:
• Your experience in similar projects
• Your creditworthiness
• That you have real “skin in the game”
Documents to prep:
• Personal Financial Statement (PFS)
• Schedule of Real Estate Owned (SREO), if you have other holdings

✅ Check Your Liquidity
Do you have the cash for the down payment, closing costs, reserves, and potential overruns? If not, now’s the time to get clear before applying.

✅ Have Your Deal Dialed In
