Structure and joinery work ဘယ်လောက်ပဲကောင်းခဲ့ပါစေ final asthetic ဖြစ်တဲ့ finishing မှာသာလိုအပ်ချက်ရှိခဲ့ရင် လက်ရာအရည်အသွေးမကောင်းဘူးလို့ ကောက်ချက်ချကြမှာပါပဲ... Finishing ကိုထိခိုက်စေနိုင်တဲ့အကြောင်းတွေထဲက အဓိကကျတဲ့အချက်တွေကတော့

▪️Design Error
On site အနေအထားနဲ့ client အသုံးပြုမဲ့ appliance and material ဟာ Design မှာ လိုအပ်ချက်ရှိခဲ့မယ်ဆိုရင် Build process မှာ work flow တွေ အလိုက်သင့်ဖြစ်မနေတာမျိုး urgent ပြင်ဆင်လုပ်လိုက်ရတဲ့အခါ Design နဲ့ ကွဲလွဲသွားတာမျိုးဖြစ်လေ့ဖြစ်ထရှိကြပါတယ်...Interior မှာ build process စ run ပြီဆိုတာနဲ့ Working drawing တွေ Shop drawing တွေက အရေးအကြီးဆုံးအပိုင်းအနေနဲ့ပါ၀င်နေပါတယ်...

▪️Low quality material
Budget လျော့ချင်တာဖြစ်စေ project budget ၀င်အောင် material အရည်အသွေးတွေ လျော့ချအသုံးပြုတာ အမျိုးအစားမသင့်တော်တာမျိုးတွေ အသုံးပြုတဲ့အခါမှာလည်း defects တွေအမြဲဖြစ်နေကျပါပဲ...

▪️Unskilled labor
အလုပ်သမားရှားပါးမှုကတော့ အားလုံးနဲ့ ရင်းနှီးကြပြီးသားပါ...အခြေခံလုပ်သားရှားပါးတာမဟုတ်ပဲ ကျွမ်းကျင်ပညာရှင်နည်းပါးတာရယ် တတ်ယောင်ကားတွေများလာတာရယ်ကြောင့် အလုပ်သမားချို့ယွင်းချက်ကလည်း လုပ်ငန်းပိုင်းမှာ အချိန်ရော ပစ္စည်းရော waste ဖြစ်စေတာတွေလည်းမနည်းပါဘူး...

Interior မှာက အသေးစိတ်ရေးဆွဲထားပေးတာတောင် unexpected error တွေ unseen problems တွေ အမြဲဖြစ်တတ်တာဆိုတော့ team communication မကောင်းရင် ညှိနှိုင်းဆောင်ရွက်မှု အားနည်းရင် information gap ဖြစ်ပြီး finishing ကိုထိခိုက်စေနိုင်ပါတယ်...

▪️Unfreezing design
Preconstruction stage မှာ design ပြောင်းတာ preparation ကို နှောင့်နှေးစေရုံဆိုပေမဲ့ On-going မှာ Design ပြောင်းတာဟာ material ကို အနာတရဖြစ်အောင်လုပ်တာနဲ့တူပါတယ်...Design ပြောင်းလို့ Material အသစ်ထပ်သုံးနိုင်တယ်ဆိုရင်တောင် Project schedule နဲ့ထပ်သွားညိနိုင်သေးတာပေါ့...Design ပြောင်းလို့ Material ရော Timeline ကိုရော Budget ရော open ထားပေးရင်တော့ ချွင်းချက်ဖြစ်နိုင်ပါတယ်...

▪️Pass the defects to avoid redoing
ဒါကတော့ minor defects လေးတွေကို ဘာမှ မဖြစ်လောက်ပါဘူးဆိုပြီး ပြန်လုပ်ရမဲ့ scope ကိုကြောက်လို့ လစ်လျူရှုတာမျိုးပါ...ID မှာ Minor တွေကလည်း major ဖြစ်လာနိုင်တဲ့အတွက် defects တွေ့ရင် တွေ့တဲ့အချိန်မှာပြင်တာ အကောင်းဆုံးပါ...ဒီ‌ နေရာမှာ အဲဒါ finishing ကျ ပြင်လိုက်လို့ရတယ် ဖုံးလိုက်လို့ရတယ်ဆိုတာမျိုးခဏခဏကြုံရတတ်‌ပါတယ်...Pass ပေးလိုက်တာဟာ finishing ကို safe ဖြစ်ဖို့မလွယ်ကူပါဘူး...
