⚠️ Column & Brick Wall Separation – Serious Construction Mistake

මෙම photo එකේ clearly පේන්නේ RC Column එක සහ Brick Wall එක අතර separation crack එකක්.
මේක construction එකෙන් මාස 3ක් වගේ කාලයක් තුළම ඇතිවෙලා තියෙනවා.

This is NOT a normal crack.
This is a bond failure between column and masonry wall.

🔎 Engineering Reason? Why this happened?

මෙයට ප්‍රධාන technical reasons කිහිපයක් තියෙනවා:

1️⃣ No proper bonding between column & brick wall

සාමාන්‍යයෙන් Brick wall එක Column එකට connect කරන්න:

✔ Tooth bonding
✔ Steel dowels
✔ Chicken mesh
use කරන්න ඕන.

❌ මේවා use නොකලොත් wall එක separate වෙනවා.

2️⃣ Different material behavior (Concrete vs Brick)

Concrete & Brick:
• Different shrinkage rates
• Different thermal movement

එක නිසා crack develop වෙනවා.

3️⃣ Poor workmanship

• Column surface roughen කරලා නැති වීම
• Cement slurry apply නොකිරීම
• Proper joint filling නොකිරීම

🏡 නිවසක් හදන්න කලින් House Plan එක Approved කරගන්න එක ඇත්තටම වැදගත්ද?

ඔව්. ඉතා වැදගත්. Approved Plan එකක් නැතුව නිවසක් හදන එක, පස්සේ ලොකු නීතිමය හා මුදල් සම්බන්ධ ගැටලු වලට හේතුවක් වෙන්න පුළුවන්.

📌 Approved Plan එකක් නැත්නම් ඔබට මුහුණ දෙන්න වෙන්න පුළුවන් ප්‍රධාන ගැටලු:

1️⃣ හදිසි ආපදා වලදී වන්දි නොලැබීම
ගිනි, ගංවතුර, භූමිකම්පාව වගේ ආපදා වලින් නිවසට හානි උනොත්, Insurance claim එකක් ලබාගන්න Approved Plan එකක් අවශ්‍ය වේ. Approved Plan එකක් නැත්නම් වන්දි ප්‍රතික්ෂේප වෙන්න පුළුවන්.

2️⃣ පාර පලල් කිරීමේදී වන්දි නොලැබීම
අනාගතයේදී ප්‍රධාන පාරක් පලල් කිරීමකට ඔබගේ නිවසේ කොටසක් ඉවත් කරන්න සිදු උනොත්, Approved Plan එකක් තිබ්බොත් පමණක් නීත්‍යානුකූල වන්දි ලබාගන්න පුළුවන්.

3️⃣ බැංකු ණය ලබාගැනීමේදී ගැටලු
බැංකු වලින් Home Loan ලබාගන්න Approved Building Plan එක අනිවාර්යයි. Approved Plan එකක් නැත්නම් Loan application එක ප්‍රතික්ෂේප වෙනවා.

4️⃣ COC (Certificate of Conformity) ලබාගැනීමේ අපහසුතාව
COC Certificate එක කියන්නේ, නිවස නීතිමය ලෙස Approved Plan එකට අනුව හදලා තියෙනවා කියන නිල සහතිකයයි. Approved Plan එකක් නැත්නම් COC ලබාගැනීම ඉතා අපහසු වෙනවා.

5️⃣ නිවස විකිණීමේදී නීතිමය ගැටලු
Approved Plan එකක් නැති නිවසක් විකිණීමේදී Buyers ලා hesitate වෙනවා. සමහර අවස්ථාවලදී sale එක completely fail වෙන්නත් පුළුවන්.

⚠️ Approved නොකර නිවසක් හදලා පස්සේ Approved කරගන්න ගියාම:

• Local Authority එකෙන් දඩ මුදල් (Penalty) ගෙවන්න වෙන්න පුළුවන්
• Required setbacks (සීමා දුර) maintain කරලා නැත්නම්, නිවසේ කොටස් කඩන්න වෙන්න පුළුවන්
• COC ලබාගැනීම ගොඩක් අපහසු වෙනවා

✅ හොඳම විසඳුම:

Construction start කරන්න කලින්,

✔ Architectural Plan Design කරගන්න
✔ Local Authority (Municipal Council / Pradeshiya Sabha) Approval ලබාගන්න
✔ පසුව Construction start කරන්න

එවිට,

✔ නීතිමය ගැටලු නැහැ
✔ Loan ලබාගන්න පහසුයි
✔ Insurance cover ලබාගන්න පුළුවන්
✔ Future resale value වැඩි වෙනවා
