CONSTRUCT YOUR DREAM HOME OR VILLA WITH US, WE PROVIDE IT WITH THE FOLLOWING SPECIFICATIONS. IF YOU OWN A 30'0" X 50'0" OR ABOVE VACANT SITE IN BANGALORE TAKE A LOOK AT THE SPECS BELOW, WE WILL ALSO TAKE CARE OF ALL YOUR LIAISON WORK WITH ALL THE NODAL AGENCIES LIKE, BBMP, BESCOM & BWSSB. GESTATION PERIOD FOR A RESIDENCE OF THE ABOVE SITE WOULD BE 10 - 11 MONTHS.

SPECIFICATIONS

Excavation
As per structural engineers detail. Generally up to 5’0” x 5’0” x 5’0”.
Back filling
With available earth.
STRUCTURE
• As per structural engineers detail, RCC frame structure.
• Steel considered would be 4 kgs/ sft including footings, plinth beam, columns, beams, roof, chejjas, and any other projections would be extra.
• Concreting would be done using RMC for roof & beams or specific design mix as per the structural consultants & clients requirement.
• For columns, pcc, plinth beam, head room or any other concreting it would be site mix.
Sump tank in either concrete or block work as per the design issued by the structural consultant
Block work
150mm or 6” block masonry using solid concrete block of APCO make or approved make for the perimeter, 100mm or 4” block masonry for partition walls.

Plastering.
• Internal plastering in 1 coat using sand, for electrical & other chasing done chicken mesh would be applied & plastering done.
• Wall corners would have GI Arpita corner beading, for the edge to have a true finish.
• External plastering in 2 coats using sand.
• For beam & block work joints chicken mesh would be applied & plastering done.
Water Proofing
Using Fosroc chemicals or equivalent or the specifications of the structural consultants for coating on the bare concrete & concreting on top of it using 12mm & down size metal, finishing will be done using clay tiles.

FLOORING & TILING
• Living, Dining. Granite flooring using 19-20mm thick granite Basic cost Rs. 120.00/ sft.
• All corners would be having PVC beading for the protection of tiles.
• All Bedrooms: Vitrified tiles, basic cost Rs.70/sft. Tile spacers could also be used on a specific request.
• Bathrooms: Anti-skid floor tiles and glazed tiles dado up to a height of 7 feet basic cost of tiles taken as Rs.60/sft
• Kitchen: Vitrified tile for flooring & Glazed tiles dado 2’0”above the 19mm thick polished Granite laid for counter.
• All common Lobby and Stairs: Granite 19-20mm thick.
• Skirting: Vitrified/Polished Granite/Marble 4 “high Balconies, Terraces & Veranda: Anti-Skid ceramic tiles
• Lift walls: Granite cladding around the opening.

SANITARY & PLUMBING
• Sanitary fittings: Wall mounted/Floor mounted EWC, porcelain wash basin. All sanitary fittings shall be of /Hind ware
• Testing of pipe lines would be done at 6kg psi.
• CP fittings: All CP fittings of Jaguar/Ess Ess/Hind ware equivalent make
• Water tank: 1 number of approved make Plastic molded.
• External lines would run on GI runners.
• Plumbing: All water supply lines shall be in CPVC. Drainage lines and storm water drain pipes shall be in UPVC.
• External chambers would be of size 18” X 18” or 24” X 24” as per the requirement of site with concrete covers & frame.
• Kitchen sink: A single bowl stainless steel sink with drain board of 'Frankie/Nirali' or equivalent make shall be provided in the Kitchen
WINDOWS & DOORS
• Window Shutters: Aluminium with provision for mosquito mesh shutters
Door Frames: All door frames shall be of Saal wood (White) or Beech wood size 4” x 21/2
• Door Shutters: Main door shall be in solid teak wood with teak wood frame size 5” x 3” both sides polished. All other internal doors Saal wood frames with flush doors, both sides painted.
• Hard ware: Would be of premium grade SS or brass finish as per the specific request of the client/architect.
Grills & fabrication
• Window grills using bright bars, of approved drawings of the architect.
• Staircase railings would be of MS as per design approved by the architect.
• Gate as per the design of the architect.

ELECTRICAL
• Wiring: All wiring shall be of Havells or equivalent make
• Switches: Premium quality switches of
Havells/Anchor or equivalent make
• Internal piping: PVC pipes of approved make & quality.
• Roof conduting: Using fan boxes, PVC pipes, light holders as directed by the electrical consultant.
• Each room to have 1 2 way switch from the door to the bed point, 1 fan point, 2 nos of 5 amps switches with sockets & 1 A/C point.
PAINT & POLISH
• Internal Paint: All internal paint shall be in off-white acrylic emulsion
• Doors: All doors shall be provided with enamel paint
• External Paint: Weather proof acrylic paint MS Grills and railings with enamel paint
• Rate is quoted at Rs.1900/sft with the above specifications.

General conditions
• Rate is not inclusive of taxes.
• GST @ 18% extra.
• Water & electricity to provided at 1 point free of cost.
• Architectural Drawings & structural details to be provided 7 days before hand for smooth flow of work.
• Work order with 15% mobilization advance to be provided before commencement of work.
• Deposits & service charges of BESCOM & BWSSB are extra.
• Ward robes & cabinets are not part of this specification, if required the same can be done.
• Lift is not a part of this package.
• Testing would be done at the specific requirement of the clients/architects, however roof concrete done using RMC would be got done in CIVIL AID
• 1 full time supervisor with 1 part time engineer for marking setting out marking & on concreting days would be deployed on site for the smooth progress of the work.
• M.sand would be used for all works in a ratio as agreeable to the consultant/architects/client.
• Measurement would be roof ends to end (full rate), for balconies & projections it would be 70% - 80% depending on the works below.
