We are proud to be part of the Anan Afula Data Center project — one of the next-generation AI infrastructure developments currently under construction in Israel.

The project represents a new scale of complexity in mission-critical facilities, combining high-density AI infrastructure, advanced MEP systems, redundancy requirements, security-driven planning, and continuous operational logic.

BIMLab is leading the BIM Management and MEP Coordination scope for the project, supporting multidisciplinary collaboration processes across the design and ex*****on stages.

Projects of this type demand highly structured workflows, close collaboration between all stakeholders, and processes that support reliability, maintainability, and long-term operational performance.

𝗟𝗬𝗙𝗘 𝗕𝗮𝘁 𝗬𝗮𝗺 | 𝗠𝗶𝘅𝗲𝗱-𝗨𝘀𝗲 𝗗𝗲𝘃𝗲𝗹𝗼𝗽𝗺𝗲𝗻𝘁

We’re happy to share that BIMLab was selected to take part in the LYFE Bat Yam project — and that we have been working on it for quite some time.

Located near the coastline of Bat Yam, the project is developed by Ashtrom Properties in partnership with Dan Real Estate, and designed by Moshe Tzur Architects.

This is a large-scale, high-density mixed-use development that integrates multiple building typologies and functions above a shared underground system — creating a highly complex coordination challenge.

What makes this project particularly interesting is that it is already under construction, while parts of the design are still evolving. This requires continuous coordination and the ability to work in parallel with ongoing changes.

At BIMLab, we lead BIM management, concrete structure coordination, and MEP coordination throughout the design phases.

Our early involvement as the coordination team, together with a proactive approach, reduces uncertainty, stabilizes the structural framework early on, and ensures full integration of all MEP systems across uses.

In projects like this, coordination is not a layer — it’s the backbone that turns complex design into a buildable reality.

𝗠𝗘𝗣 𝗖𝗛𝗔𝗢𝗦: 𝗧𝗵𝗲 𝗛𝗶𝗱𝗱𝗲𝗻 𝗖𝗼𝘀𝘁 𝗼𝗳 𝗜𝗴𝗻𝗼𝗿𝗶𝗻𝗴 𝗦𝗽𝗮𝘁𝗶𝗮𝗹 𝗔𝗲𝘀𝘁𝗵𝗲𝘁𝗶𝗰𝘀

This post is about why system coordination must consider not only technical accuracy, but also the aesthetics of space.

A parking garage is one of the first areas a person encounters when entering a building.

And very often, this is where you can immediately see whether real BIM coordination took place — or whether everything was “figured out on site” during construction.

The photo below is a clear example of what happens when engineering systems are technically functional but not visually coordinated.

𝟭. 𝗔 “𝗳𝗼𝗿𝗲𝘀𝘁 𝗼𝗳 𝗽𝗶𝗽𝗲𝘀” 𝗶𝗻𝘀𝘁𝗲𝗮𝗱 𝗼𝗳 𝗮𝗻 𝗼𝗿𝗴𝗮𝗻𝗶𝘇𝗲𝗱 𝗰𝗲𝗶𝗹𝗶𝗻𝗴.

Drainage, fire protection and cable trays all run through the same zone — crossing, shifting elevations, and competing for space.

No zoning, no parallel lines, no hierarchy.

This usually indicates the absence of a unified model and a coordination lead.

𝟮. 𝗧𝗵𝗲 𝗰𝗲𝗶𝗹𝗶𝗻𝗴 𝗳𝗲𝗲𝗹𝘀 𝘃𝗶𝘀𝘂𝗮𝗹𝗹𝘆 𝗵𝗲𝗮𝘃𝘆 𝗮𝗻𝗱 𝗹𝗼𝘄.

When systems run at inconsistent heights and cut through the space at random, the environment feels compressed and cluttered.

Technically it may work — but the spatial experience is uncomfortable.

𝟯. 𝗔𝗿𝗰𝗵𝗶𝘁𝗲𝗰𝘁𝘂𝗿𝗮𝗹 𝗰𝗹𝗮𝗿𝗶𝘁𝘆 𝗶𝘀 𝗹𝗼𝘀𝘁 𝘂𝗻𝗱𝗲𝗿 𝗲𝗻𝗴𝗶𝗻𝗲𝗲𝗿𝗶𝗻𝗴 𝗰𝗵𝗮𝗼𝘀.

The columns, geometry, and overall layout are clean and intentional.

But the architecture is completely overshadowed by a chaotic mesh of systems.

And the real purpose of BIM coordination is to protect architectural space, not just eliminate clashes.

𝟰. 𝗙𝗶𝗿𝘀𝘁 𝗶𝗺𝗽𝗿𝗲𝘀𝘀𝗶𝗼𝗻𝘀 𝗮𝗿𝗲 𝗳𝗼𝗿𝗺𝗲𝗱 𝗵𝗲𝗿𝗲.

Visitors don’t know the reasons behind the outcome — late coordination, CAD-based workflows, last-minute decisions. They only see the result. And they naturally project that impression onto the perceived quality of the entire building.

𝗧𝗵𝗲 𝘁𝗮𝗸𝗲𝗮𝘄𝗮𝘆

Proper coordination is not only about technical feasibility.

It is about respecting the space, the architecture, and the people who will use it.

Technically correct is the minimum.

Technically and visually coordinated — that is professionalism.

For several years, our team at BIMLab has been deeply involved in the Phoenix Campus project, serving as 𝗕𝗜𝗠 𝗠𝗮𝗻𝗮𝗴𝗲𝗿𝘀 and 𝗠𝗘𝗣 𝗖𝗼𝗼𝗿𝗱𝗶𝗻𝗮𝘁𝗼𝗿𝘀.

We navigated countless coordination sessions, clash detections, and design reviews — always with one goal in mind: turning the vision on screen into a fully functioning, beautifully executed space.

A couple of weeks ago, we finally stepped inside the completed Phoenix Campus. Comparing the BIM model we coordinated with the real space in front of us was a powerful reminder of why we do what we do.
