Recently announced as part of the wider Olympia redevelopment, the Grade II listed Pillars Hall will feature in a major new hospitality complex.

We were engaged by the Stenball Group to survey the structure and provide the temporary works designs for this impressive Grade II listed building. Our work supported key internal wall alterations as part of its transformation into a 600-seat music and events venue.

Pillar Hall was built in 1885 by architect Henry Edward Coe and we're pleased to hear that the new venue promises to retain many of the original design elements.

The roof needed some strengthening, but we confirmed the building was suitable for conversion under current planning regulations.

We’re thrilled to see The Sherlock Holmes Pub in Covent Garden throw open its doors once again this month after a six-figure refurbishment worthy of Baker Street's finest.

The newly revitalised interior and exterior have been thoughtfully designed to immerse guests in the world of Sir Arthur Conan Doyle. As well as a bar and a restaurant, the pub holds a complete recreation of Holmes and Watson's study and sitting room with a large collection of objects and photographs related to the characters from the books and adaptations.

Our team played a small part when we were brought in to investigate queries regarding cracking, as well as missing and loose brickwork adjacent to a hoist at basement level. With careful analysis, we helped ensure the integrity of the building matched the care taken in its restoration.

In 2022, we were brought on to assess the old gallery building next to the Guinea Grill in Mayfair for its potential conversion into a restaurant.

After investigating the structure and performing design checks to ensure it could support the new space, we provided plans to create an opening through the party wall to connect both buildings.

It’s great to see the extension into the neighbouring building completed and the interior looking so lovely!πŸ‘

This project shows the importance of investigating wall cracks, as in some cases they can be attributed to multiple external factors, including neighbouring structural work and even trees.

KTA was appointed to assess cracking in the rear wall and first-floor flying freehold of. After conducting an initial visual survey, we identified several potential causes of movement, including:

πŸ’’ Trees planted by the council in the pavement
πŸ’’ Leaking drains
πŸ’’ Inadequate structural work by the neighbour beneath the flying freehold
πŸ’’ Installation of three 3500-litre brewing tanks tightly positioned against the party wall by same neighbour

We recommended repairs to the drains and set up a monitoring plan for the cracks to confirm the movement was cyclic, likely exacerbated by nearby trees. We also suggested strengthening the structure below the flying freehold, which the neighbouring owner carried out. To address the bowing wall, we specified pattress plates tied through the external walls.

Further trial holes were drilled to assess the ground conditions and check for tree roots beneath the foundations. The investigation revealed very shallow foundations on moderately shrinkable clays, with tree roots present under the foundations. Based on these findings, we proposed a foundation underpinning strategy to stabilize the foundations by reaching deeper, firmer clay less prone to seasonal shrinkage and heave.

After a structural investigation of the fire-damaged rear extension of Horts in Bristol, KTA identified areas to retain and those too severely affected by fire and rot due to prolonged exposure to the elements.

Working with Turvey Construction, we developed a plan to strengthen the structure, making it suitable for hotel rooms.

KTA was asked by Greene King to assess the cracking at the rear of a lakeside commercial property. Upon investigation, we discovered that the movement was caused by subsidence, with the building's foundations sinking into the soft, lakeside soil.

We recommended a ground investigation and proposed a foundation underpinning scheme to reach more stable ground, along with wall repairs to ensure long-term stability.

Over time, supporting structures can deteriorate, especially in cases where water has eroded the materials.

This was the issue with a brick arch supporting the boundary wall over the millstream, as well as the lower millstream brick arch bridge, both of which had partially collapsed. KTA was appointed to investigate the cause of the partial collapse by the Old Mill House in Berkhamsted.

After visiting the site and measuring both structures, we determined that the defects were due to deteriorated embedded timber wall plates in the upper wall and washed-out mortar on the soffit of the arch bridge.

Working closely with the listed building officer, we created structural condition drawings and outlined repairs and strengthening solutions that preserved the historic materials and character of the site.

The White Hart in Lymington is on track for completion this upcoming spring.

KTA carried out the geotechnical and structural assessments, alongside providing design input for the proposed internal wall reconfiguration of the historic building.

Following this, we developed the structural designs for the new dining area and kitchen extension. Throughout the construction phase, we supported the contractor by making any necessary design adjustments to accommodate unforeseen ground condition variations and exposed issues within the historic building, such as defective floor framing, especially during the installation of new piping within the floor build-ups.

We’re excited to see this revitalized restaurant site at the Grand Opening! 🌞
