So why do so many people start here?

The barrier to entry is low: A striper, paint, stencils, and a way to measure. That's the whole list.

One person can run a job: You don't need a crew on day one. That matters when you're funding this yourself.

Recurring work: Every lot you stripe is a lot you can quote again in a couple of years.

Demand is everywhere: Plazas, churches, apartment buildings, small offices. If it's paved and cars park on it, someone has to maintain those lines.

Summer is winding down. The last few weeks of sealing are where good habits pay off, and where mistakes follow you into spring.

Five things worth knowing about handling asphalt emulsion sealer.

- Match your pump to your product. Polymer modified emulsion needs a dual diaphragm pump. Centrifugal, banjo, and trash pumps are fine for standard emulsion with no polymers or sand added. Run polymer through the wrong pump and you'll be repairing it instead of spraying.

- Dilute and mix it right. Ready-to-use takes 5 to 10 percent water, just for workability. Concentrate takes 25 percent, up to 30 in peak heat. Over-dilution is the number one cause of emulsion failures. Extra water cuts the solids and weakens the film, and a thicker mix actually spreads farther. Drop a little water on the sealer in your tank. If it dents the surface before blending in, you're good.

- Don't skip the sand. Sand matters more in emulsion than it ever did with coal tar. Think of it as the rebar. Use 1.5 to 2 lbs per gallon of concentrate, not total tank volume. So 100 gallons ready-to-use works out to about 70 gallons of concentrate. Calculate off the 70.

- Watch the thermometer. Pavement and air both need to be at 10°C and rising, with no rain for 24 hours. Lay your forearm on the pavement. If it feels cold, don't apply. And brush the shade instead of spraying it. Building shadows and tree cover stay cold and hold moisture, which is how a coat fails.

- Store leftover sealer correctly. Emulsion can be stored over winter, but only if it stays indoors and above freezing. Frozen emulsion separates and it's finished. Never pour leftover job material back into your bulk tank, since that's the most common way bacteria gets in. Agitate before the next use so it goes on smooth instead of clumpy.

It's the most common thing people get wrong about asphalt.

The fresh black finish is the part you notice, but it's a side effect, not the point.

Here's what sealer is actually doing:

- Blocking UV. Sun breaks down the binder that holds the asphalt together. That's why old pavement turns gray and gets brittle before it starts cracking.
- Keeping water out. Water that soaks in freezes, expands, and pushes the pavement apart from underneath. Ontario winters do this over and over.
- Staying flexible. Emulsion moves with the pavement instead of going rigid and cracking off. Oil spots are the exception, so prime those before you seal.

One more thing worth knowing: sealer is protection, not repair.

It won't fix cracks, it won't level a low spot, and it won't save pavement that's already failing at the base.

Asphalt sealcoating isn't just a fresh coat of black paint. But it's not a miracle fix either.
