For most asphalt, every 2 to 3 years is the sweet spot.

Seal too often and you're wasting money and building up coats that can crack or peel. Wait too long and the asphalt starts oxidizing, drying out, and cracking, which costs more to fix than the sealcoat would have prevented.

A few things shift the timing:

High-traffic surfaces: Commercial parking lots, drive-thrus, and entrances wear faster. Plan on every 2 years, sometimes sooner on heavy-use areas.

Residential driveways: Lower traffic means longer life between coats. Every 3 years is normal, sometimes 4 if the first job was done right.

New asphalt: Wait at least 90 days before the first sealcoat. Too early and the sealer won't bond.

Climate: Freeze-thaw cycles, UV exposure, and salt all speed up wear. Ontario winters are hard on pavement, which is why staying on a regular schedule matters here more than in milder climates.

The look test: If the asphalt is fading from black to gray, you're due. If you can see aggregate poking through, you're overdue.

Sealcoat on schedule and your asphalt lasts significantly longer. Skip it and you'll be looking at full replacement years earlier than you should be.

Most failed crack fill jobs don't fail because of the product. They fail because of how it was applied.

Here are the mistakes we see most often:

Sealing over dirty cracks: Filler bonds to clean sidewalls, not to dirt. Crack sealer over a crack full of debris and vegetation is a band-aid on Vaseline. Blow it out, clean a half-inch deep, and let your filler do its job.

Filling cracks that are too wide: Hot pour crack sealer is for cracks up to a half inch. Wider than that and the filler just settles inside the crack, leaving a gap for water. Use a top patch material or mastic for anything wider. If you do have to use hot pour, plan on multiple passes to bring it up to the surface.

Overheating the material: Pushing your melter past the manufacturer's recommended temperature breaks down the rubberized binders in the sealer. It looks fine going in, but it gets brittle fast and cracks again within a season. Watch your temps and keep the material in the working range.

Clean it, size it right, and keep it in the right temperature range. That's the difference between crack fill that lasts years and crack fill you're redoing next spring.

The biggest mistake new sealcoating contractors make isn't buying the wrong brand. It's buying the wrong size.

Too small, and you outgrow it in one season. Too big, and you're hauling around capacity you can't fill: burning fuel, tying up cash, and stressing a truck that wasn't built for it.

Here's how to think it through before you spend a dollar.

Start with the jobs you'll actually do: Be honest about your first year. Are you sealing driveways on evenings and weekends? Chasing small commercial lots? Subbing for a bigger contractor?

Match the equipment to your truck: Know your tow rating, trailer GVWR, and license class before you pick a tank size. Sizing down is cheaper than buying a new truck.

New or used: Used can save money upfront, but you could be buying someone else's problems. No warranty when it breaks down on a Friday afternoon.

New comes fresh, current parts, and a warranty. For a lot of new contractors, that's the difference between a stressful year and a profitable one.

A 10-minute walk-around at the start of the day saves you from a breakdown in the middle of a workday.

If you're new to the business, build the habit early. Here's a simple checklist to start with:

Before you load up:
- Check sealer tank for water, debris, or settled material
- Inspect hoses and fittings for cracks or leaks
- Test the agitator and make sure it turns freely
- Top up fuel and check engine oil on the pump
- Look over spray tips and squeegees for wear

Before you leave the job:
- Flush the pump and hoses
- Clean spray tips so they don't clog overnight
- Wipe down the unit and check for new leaks
- Note anything that needs a fix before tomorrow

Five minutes here. Five minutes there.

That's the difference between a smooth season and a string of bad days.
