Our owner and CEO is spending time this week at MBI’s 2026 World of Modular convention in Las Vegas.

We are a proud member of MBI.

This international convention has more than 1800 attendees from across the world.

As we look to expand our operations in order to reach our housing unit creation targets, we are attending this convention to make new industry connections and find ways to leverage new technologies and ideas.

We are looking to hire a carpenter foreman for a secondary building team at our manufacturing facility.

As we are working towards increasing our output, it is time for us to look for the right candidate capable of leading a team of 2-3 to build home modules.

Skills required:
Wood construction carpentry
Finish carpentry
Painting
Drywall hanging and crackfilling
Siding installation
Metal roofing installation
Windows and doors installation

Responsibilities:
Under the direction of the lead foreman, project manager and upper management, build to satisfaction what is required.
Expected to perform physical work and lead by example.

The winter finally seems to be letting up!

In the last few months, we have kept building. Phase 1 of the Old Ball Field development now has all its 8 x 2 bedrooms homes installed and rented. In a couple months we should be able to finish landscaping which includes planting grass and trees.

This year we are aiming to add 8 more 2 bedroom homes as part of phase 2 of this development.

By the end of 2026 we also plan to have 8 homes installed in the new development across from what unfortunately was the Seashore Restaurant.

Our focus will mostly be to build more 2 bedroom homes this year but we will also be looking at 1 bedroom apartments and 3 bedroom homes as we get a feel for the demand.

Our current goal and focus remains to build rentals for what is classified as lower middle class to middle class. A segment of the population that tends to be underserved by developers. We will most certainly expand our offerings as we grow.

Using established affordability guidelines for rent and requirements by the banks financing these projects, we try to produce a house at a cost that will bring an appropriate bank appraisal and that we can rent to individuals for less than 30% of their household's gross income. For example, two full time minimum wage workers would earn approximately 68 000$/yr pre-tax as an household. 30% of this would set affordability for a roof over their head at 1700$/month.

This becomes extremely challenging for 1 bedroom homes unless they are part of a multiplex where HST can then be saved on building costs as per CRA rules. Unfortunately, HST has to be paid by us on all the detached homes we are currently building which increases costs to build significantly.

We keep trying to involve government in order to find ways to offer below market rentals as part of our portfolio but so far despite spending 50 000$ on required studies and months of filling forms and reaching out to all levels of government, we have no indication that any help will come forward.

Despite the many challenges and tremendous amount of red tape to go through, we remain positive and determined to achieve our goal to add 300 rental units to South West Nova Scotia. We are currently starting planning on our third unannounced development site as it will likely take 1-2 years before we can break through the red tape phase and start installing homes.

We are also seeking partnerships with non-profit organizations that are interested in developing below market rentals in our region.

Hi everyone!

It is already fairly known in the community but we are indeed opening up a TimberMart at 4015 second division rd in the coming months.

This is part of a larger strategy to help us build better housing for cheaper. Similar to when we decided to manufacture our own standing seam metal panels.

We have already most supplies found at any hardware store in stock and we have been selling to contractors and the public for awhile now as people find us through word of mouth.

We do not yet have a traditional retail with cashiers and normal open hours but we sell out of multiple large warehouses. All our non pressure treated lumber is currently housed in a drive in warehouse. We have two trained estimators on site for any larger projects you may have in mind this spring and summer. We also have a large boom truck available for deliveries.

We welcome anyone to come visit or reach out to us for wholesale pricing on all building supplies. With the understanding that we are still in the process of building a store and establishing general operations.

We are planning an official grand opening this Spring and we expect to start hiring staff shortly before then.

We are expecting to have four x 2 bedroom detached houses available for rent in early September. Following that, we expect to keep installing a new home every month or so. They will all be 14' x 40' homes.

We know that these homes will not fit the needs of everyone out there but we also know that many will find them a perfect fit.

Highlights:

- No sharing of walls with neighbors
- Two private parking spots included
- Private outdoor deck included
- Hookups for washer/dryer
- Fridge and oven included
- Steel roof and siding
- Variety of floor layouts will be available
- All grounds maintenance included
- Up to 2 pets allowed
- Quiet hours from 11pm to 7am
- Centrally located close to a grocery store, gas station, University Sainte-Anne, etc

As of yet, we have not had any luck obtaining any funding from Provincial or Federal programs. In such, all homes will be rented at 1400$/month plus utilities. Heating is done mainly by a heat pump and is projected to average 50-100$/month. We hope that in future phases of this development we will have government entities join us and allow us to provide some below market rentals. In the meantime, we decided to keep building and installing new rentals for as long as we see a need for them in Clare.

We are trying to build a community of individuals with a focus on respectfulness. As we keep adding new homes to this rental community, we intend to landscape and beautify the community with plants and trees and eventually some growing gardens for the residents.
