We recently assessed a brick home with a long, continuous wall built without any vertical expansion joints.
Bricks are susceptible to a phenomenon known as “brick growth” — the moisture related growth of bricks causing a gradual build up of internal pressure along the length of the wall. Without expansion joints to relieve this pressure, it can be released in less controlled and potentially damaging ways.
THE RESULT: The brickwork at the corner of the building has shifted approximately 10mm above the termite barrier/DPC, where the stress was finally released. This occurred as the wall slid sideways along the DPC — a weak point in the mortar beds due to its low-friction surface.
THE GOOD NEWS: this expansion process is no longer ongoing, providing the client with peace of mind that the issue shouldn’t worsen.
